i’ve overall had a decent experience here. hicham the building manager is very accommodating. parking is a nightmare though, there is a long waiting list for a spot and there are only 4 visitors spots and limited street parking, this address is not part of a sector for a residential parking permit. the buildings hallways and common spaces don’t seem to get cleaned often.

This building is not a good place to live. Just read the reviews from other tenants, they speak for themselves. The management clearly prioritizes profit over tenant well-being, and even after multiple complaints, nothing improves. Save yourself the time, stress, and money.

If you care about your physical and mental health, and you work hard for your money, DO NOT MOVE INTO THIS BUILDING! I lived in this building for nearly two years, and I strongly advise anyone considering it to look elsewhere. What was once a decent place has become a source of daily stress, poor hygiene, and total mismanagement. Let me explain exactly why: • The common areas are filthy and neglected. Hallways and elevators are often covered with pet hair, stains, and even pet urine. It’s disgusting and unsanitary, and nothing is done about it. • The underground parking is a health and safety hazard. It's always coated in dust. I had to clean my car’s air filter every single month, and no matter how often I washed the car, it was dirty again the next day. The dust also scratched my brand-new motorcycle. Worse, I nearly lost control while braking because of the dust, reducing traction. It’s seriously dangerous, and no one cares enough to clean it. • They charge the most expensive parking fee in the area, more than some downtown high-rises, because they only have 50 spots. They exploit the demand and simply don’t care about the tenants. Even cleaning the parking lot isn’t part of their plan! • And if you don’t rent a spot? Good luck. Finding street parking nearby is a nightmare. There are barely any available spots, and the second you make a mistake, you're slapped with a $110 parking ticket. It’s just another layer of stress. • Uncontrolled large dogs in elevators are a regular issue. They’re often not on leashes, which is unsafe and intimidating for many residents. • The gym is filthy and unhygienic. It’s included in the rent, but they don’t clean it. Everything feels dirty and unsanitized, and there’s a high chance you’ll experience skin irritation or worse because of the poor hygiene. • Constant fire alarms with zero accountability. There was one week when false alarms went off almost every night. Nobody apologized or explained anything. It’s as if waking up around 100 families, including kids and elderly people, doesn’t mean anything to them. • The road in front of the building is destroyed due to ongoing construction. Every day, you’ll struggle to get in and out of the parking garage. In the winter, the broken pavement hides under the snow, and you can easily slip and fall. • The rooftop BBQs? Not even safe. I opened one and found a mouse inside. That says everything about their maintenance. • And here’s the cherry on top: You pay for your own electricity (lighting, heating, hot water), insurance, and internet. So what exactly is the rent for? Why isn’t that money being used to maintain the building? Is it all just profit for Centurion? Now, I need to say this clearly: Hicham, the current building manager, is the only bright spot here. He’s responsive, respectful, and even replies on weekends. He genuinely cares, and I believe many tenants are still staying only because of him. But here’s the problem: I strongly believe Centurion Property’s poor strategies and tight budget restrictions are the real issue. Centurion refuses to act and they prioritize profit over tenant well-being. Before this, I sent an email to Senior Building manager and also Centurion support and guess what happend? NOTHING they did not even respond to my email! YOU DESERVE BETTER.

I have been living at 3280 Cavendish, and based on my experience, I would not recommend this building to prospective tenants. While the building manager, Hicham, is professional and attentive to tenant concerns, the property management company, Centurion, appears to lack the same level of care and responsibility. For instance, my rent was increased without any prior notice, and when I raised the issue, there was no accountability from the company. I had to escalate the matter to the housing tribunal. The building’s condition is poor, common areas are rarely cleaned, hallways are often dirty, and Nearby construction causes a lot of noise and traffic. Parking in the area is another challenge. Without access to private parking, finding a spot can be extremely difficult. In summary, I suggest looking into alternative options before choosing to rent at 3280 Cavendish. I hope Centurion takes these concerns seriously and works towards improving the living conditions in this building.
