  I’ve been residing in the community for a month now. And the can say that overall everything has been great! The community is close to EVERYTHING, Brandon Mall, restaurants, supermarkets, Costco, hospitals, you name it. The community is very quiet and friendly, no disruptions so far. The maintenance employees have been EXCELLENT, resolving work tickets within a day of notification. The lease agents are the BEST, starting with Mrs. Wilma who managed my lease. She excelled in the service provided. Also, Delila Torres was excellent helping me out with an issue in my account. I would definitely recommend this place. Plus, they offer discounts for first responders.

  FUTURE RENTERS do not move here I’ve been here a few months and it’s terrible. Noise complaints not being resolved. Neighbors are terrible an do not respect you. Management is a joke and these are not in anyway shape or form “luxury” apartments. This community is a dump. Biggest issue is noise and the security here. Don’t leave packages out as I’ve heard from others around here they will get stolen.

  Future Residents: Beware! This apartment complex is riddled with issues 1. Hygiene is a Joke The apartment is far from clean. Common areas are filthy, and basic sanitation seems to be ignored. Bathrooms reek of mildew, and the floors are constantly dusty and sticky. It’s embarrassing to call this place home. 2. Dog Waste Everywhere Despite supposed pet policies, dog poop is scattered across walkways and lawns. It’s not just unpleasant—it’s a health hazard. Management clearly doesn’t enforce any rules. 3. "Luxury" in Name Only Don’t be fooled by the branding. These are not luxury apartments. The interiors are outdated, the AC units are ancient and barely functional, and our kids fall sick every other week—likely due to poor air quality and mold. 4. Shoddy Repairs When moving in, they’ll patch up cracks and damages just enough to get you through inspection. Within 6–7 months, everything starts falling apart again. It’s a cycle of neglect and temporary fixes. 5. Rampant Theft & Vandalism Packages are stolen within minutes of delivery. Car vandalism is disturbingly common. There’s zero security presence, and no accountability. It’s not safe—especially for families with children. 6. Misleading Promotions The “one month/two month free” offer is just bait. What they don’t tell you is that when you move out, they’ll slap you with bogus collection fees and hidden charges. It’s a trap—beware of these deceptive practices. 7. Roach Infestation No matter how clean you keep your unit, roaches are a constant battle. The moment a neighboring tenant moves out, their infestation spills into your space. It’s disgusting and relentless. Pest control is either ineffective or completely ignored by management. 8. Pest Control Is a Joke Whatever they claim to be doing for pest control, it’s clearly not working. It honestly feels like they’re just sprinkling water around. Every time they “treat” the place, the roach problem gets worse. It’s like the pests are being stirred up rather than eliminated. Completely ineffective and unacceptable. Final Thought: I would have given this place zero stars if I could. The only reason I’m leaving one is out of gratitude for a few kind and hardworking staff members in the community office. They genuinely tried to help, even when the system around them was failing.
