    Don’t move here. It is not safe, reliable, clean, or worth your money. If you want a wildly unhelpful management to not replace your broken A/C in the heat of summer (yes it was over 90 degrees in the apartment) for OVER A WEEK despite constant complaints and maintenance requests, then move here. If you want trash scattered all over the complex despite paying for valet trash on the lease, then move here. If you want to be overcharged monthly for a ten month lease even though you signed a twelve month lease, then move here. If you want a "gated community" that has a broken gate that stays wide open anyway with literally one guy that just walks around the complex as “security”, then move here. The audacity they had to raise the rent was laughable. Worst living experience I've ever had. Glad I'm out.

    I did not originally intend to post this review, but I was asked to do so. I will be as detailed as possible because that is what I do.. I have lived here for about 3 months now. I grew up in NYC, both in the Projects in the Bronx, and owned my own home in upstate NY. I moved here for a job and retirement soon. First, the facilities are OK, but a bit old and outdated, with cabinets that bring roaches. I can describe the complex as an upper-end ghetto. Mainly, the people are great, but some are disgusting. For instance, occupants who throw their garbage from the 3rd level down to the yard. That particular garbage remained there for 3 days. The protocol for garbage is between 5-7 pm, except on Friday and Saturday, you can place 2 bags of garbage in the garbage receptacle you are given. Well, people either leave or place their garbage out there when they are not supposed to, and the rodents get to it, and the next day, you have garbage all over the place. The maintenance workers are fantastic. I reported a loud noise with my washer and submitted a video. Only after my second request was the washer replaced. The exterminator who comes upon request has kept the roach problem at bay. Currently, I am the only occupant here, yet my electric and gas bills are not what they should be. To include having to go away on business for 10 days, yet my bill was the same. Why? because the appliances are NOT eco efficient. I have owned a home for over half my life and there is a big difference with efficient appliances. The other big issue. I am a disabled Marine combat Veteran with a disabled tag. Management here does NOT enforce the disabled parking spots. My daughter, who has not relocated yet here with me, also has a disabled tag. I mention that because there will be a need for the disabled spot when she gets here. The reason the disabled spots are scarce is that there are numerous vehicles WITHOUT disabled tags in disabled parking spots. If I must work late, arriving after 10 pm or later, the spots are taken up by vehicles that do not have a disabled tag. I have brought this to the attention of management for more than 30+ days now with no action. I have emailed photos of more than 10 of these vehicles. But ironically, they will reach out to you by placing a rolled-up piece of paper on your door. The reason I received a notice is that they use a very antiquated portal system to pay the rent. On September 1st when the last rent was due, there was a certain amount to be paid. The amount was not taken on the 1st because of the holiday, but was taken on the next day. then there was a $79.29 difference because it did not include a gas and garbage bill. They also close the portal on day 3. When I went to pay the difference, the portal was not available. I was then sent a text with a system that I had to drive to Walmart to pay. Both times it did not work. Then I had to spend $1 extra for a money order (NOT MY FAULT) their app didn't work, but I had to get the money order. The pool is nice, and the small room, which is a fitness center, is OK, but it is no comparison to other places I have seen. Overall, a particular young lady who works in the office, who showed me the apartment and with whom I have dealt on certain issues, has always been professional, kind, and courteous. Maybe there will be some improvements, and I will upgrade this review.

    They won’t pick up trash, but charge you for trash pickup. Maintenence won’t help you and will say that they did. They will keep your security deposit even if everything is perfect and then charge you more for bogus, nonexistent damages.

    If I could give this place 0 stars I would. Please, for the sake of your sanity & mental health, DO NOT lease an apartment from this complex!!!!! 1: They will force you to pay for valet trash, pest control, and other useless charges that will balloon your monthly rent. The valet trash never came and picked up our trash even though we would follow the requirements to a T. Our trash would just stay untouched while it attracted squirrels and other pests. The pest control people would also never come even after calling the office & going in person every single day to schedule a pest control visit. The one time I got pest control to come all they did was set up a few traps and spray a repellant that would do absolutely nothing to keep pests away. 2: Two words. ROACH INFESTATION. Palmetto bugs, roaches, whatever you want to call it, our apartment had them from day ONE. The first day we moved in, we saw dead roaches in the carpet, in the cabinet above the fridge, and even roach droppings in all of the cabinets. There were holes all under the cabinets of the kitchen and bathroom where roaches can crawl into and multiply. On our first day moved in, when Drea and another female manager explicitly told us to write down all the problems for them to "fix"... and I wrote down that the holes needed caulk and to be fixed... they never fixed them. The roach infestation is the worst I've ever seen in any residence. In fact, one of my managers that happened to live in University Park went and sued the complex for hazardous and unsafe living conditions due to the sheer amount of roaches & mold in her unit, then had to break her lease and move somewhere safe, all while she was PREGNANT should be enough of a testimony to eliminate this apartment complex off of your list of places to move in... I spent my own money on caulk for the holes, roach traps, pest spray, raid, every thing under the sun and kept the house clean, but nothing is enough to stop them. You save money moving here, but the rest of it is being paid via your mental health, because it really takes a toll on you after a year of living in a disgusting, roach infested complex. This is obviously deep rooted neglect on the complex upkeeping as a whole, and the roaches are just one sign of serious deep problem that worsens every day. 3: Maintenance never comes. Pest control never comes. Valet trash pickup never comes. Even the leasing agents and managers office is closed in the middle of the day sometimes with no explanation why. They never pick up the phones. WHEN (not if, when) you need anything fixed, the stars have to align for you to be able to speak with someone face to face. The amount of hoops you have to jump through just to arrange a simple pest control visit or to submit a maintenance ticket is frustrating enough. Even more frustrating is the fact that literally nobody comes or even follows up about anything. This complex is obviously understaffed, with 3 maintenance guys being the only ones to fix the many problems this complex offers. My ice maker never worked, my dryer never worked (which maintenance took 6 months to "fix"... but the fix didn't work and I had waited so long for them to even show up I didn't even waste my time putting in another ticket) and my electricity bill skyrocketed since I had to run the dryer 10+ cycles just for my clothes to fully dry... and so on. 4: THIS IS AN UNSAFE AREA. My first week moved in, someone's car got broken into, police had to tape off the area and investigate. There was a shooting in my complex, police were called. There are constant domestic disputes happening in the rooms above and below you, no matter the hour, and the police get involved. I am not alone on this and other residents have had arguably worse problems than I have. I am just lucky my AC didn't break... or my vents didn't have mold... or my dishwasher didn't flood like some of the more unlucky residents. Now, I could go on, but my word count is up. I truly hope the sentiment gets across to anyone who is seriously considering this complex.
