    Edit as of 8/21** I've since discovered black mold in the apartment, and they are either too cheap/negligent to eradicate the issue to ensure the safety of their residents. They now will not respond to my service requests, so I had to call the city of Raleigh out to inspect. *Edit* I also now have a growing leak in my bathroom ceiling and did not hear back from the "emergency maintenance" line until the next business day, yet the lease says to report immediately and submit a service request. I called and texted the line with no response. I also never received a call from anyone as stated in the reply. I will be terminating my lease early but have to reside through a 60-day notice, which wasn't the biggest issue until my ceiling started leaking. Now not only do I have to reside through a 60-day notice while packing and prepping to move, but I will have to deal with repairs going on in that time frame as well. As a leasing manager myself, I had higher expectations when I signed a lease with Turnkey Property Management—but my experience has been frustrating, disorganized, and mentally exhausting. Even before move-in, communication was unreliable. I called multiple times trying to confirm the listing’s legitimacy (especially with scams being so common on Zillow), but no one ever answered. I’d only get a text or email hours later. This happened more than once and immediately gave me concerns. I toured the apartment twice—over a week apart—and both times noticed bugs, including roaches and spiders. While I understand this can happen in vacant units, it’s management’s responsibility to walk and clean them regularly. As someone in the industry, I do this every day. When I moved in on January 1st, the apartment was not in good condition. It was dusty throughout, multiple light bulbs were burnt out, a towel rack fell off the wall the first time I used it, and a closet door knob fell off due to stripped screws. While the lease says “cleanliness is subjective,” it’s clear this unit wasn’t properly prepped for move-in. I was told I’d have access to A/C controls, but come spring, I realized I didn’t—and airflow was minimal. I reported the issue on 3/17. After multiple contractors confirmed the lack of airflow, a mini split wasn’t installed until 5/11. For nearly two months, I was asked to take and send photos of indoor temperatures—something that should never fall on a resident. Shortly after being installed, the mini split started leaking, causing water damage and pink mold or mildew buildup. I had to constantly clean and dry the area myself. That leak wasn’t repaired until 7/21, nearly another two months later. And even now, the mini split only cools the room it’s in, not the full unit, even with fans running. More recently, I discovered black mold and have been dealing with unexplained congestion and headaches. I asked the property manager for an air quality test to ensure there were no lingering spores, but she refused—stating it was probably from the HVAC leak and that since I cleaned it, it should be resolved. Yet in the same message, she admitted she and her team aren’t mold experts. That alone should have warranted professional testing. They’ve also been charging me pet rent for one of my emotional support animals, saying my ESA letter must specifically list both animals. This has never been an issue at the three previous communities I’ve lived in, and it feels like an unnecessary and inconsistent policy. This entire experience has taken a real toll on my mental health. I am currently consulting with my doctor about the anxiety and distress this situation has caused me. I genuinely feel unsafe, overwhelmed, and disrespected in my own home. I’m writing this review to warn others. Based on what I’ve seen in other reviews, I fully expect a defensive or hostile reply—justifying these issues instead of taking accountability. I can only hope they don’t retaliate against me for speaking up. I regret signing this lease, and I’m just waiting for the day I can move on from this extremely unhealthy living situation.

    Kate and her team are AMAZING! I came to her after experiencing various issues with my original property management company, and even before she had secured the business, she jumped right in to help me figure out what my best course of action was. Once I changed property management companies over, she helped me get my rental ready in record time and secure great tenants at the ideal monthly rate (something the original PM company had said I would not be able to do). She was also extremely communicative and transparent with the work that needed to be done to get the rental ready, and I appreciated the honesty. Highly recommend Turnkey Property Mangement!

    Working with Turnkey Property Management to me was equal to lack of transparency, inflated repair costs by 2-3 folds, terrible communication and customer service, bureaucracy, and unnecessary paperwork. If you are an owner working with TK and need to talk to them regarding your property immediately, you are likely have to wait for a few days to receive a phone call from them. You're most likely to receive inflated repair services for your property every month! I have been with them for a few months and I have not received even one full-month rent so far! Lastly, given the fact that I'm a hands-on person myself, I once went and checked an issue their repairman suggested fixing and realized some of the work especially electrical was tampered with (examples like disconnecting the wires to the ceiling halogens and claiming that ​it needed replacement). In short, I did not find Turnkey Property Management honest and responsible towards the owners who trusted them with renting and managing heir property.
