The new management here is amazing. Victoria and Ana have turned this place around for the better to help us residents. They are always available and communicate accordingly on everything to do with the property. They are the reason I decided to sign another lease at Tides. If it weren’t for them staying on top of issues and making residents feel welcomed I would’ve moved somewhere else. Whatever Tides decides to do in the future make sure both of these ladies stick around. They deserve raises for the hard work they put in.

This apartment complex was an ABSOLUTE NIGHTMARE to live in, and I would strongly urge anyone considering it to look elsewhere — especially if you value your health and safety. Let’s start with the air conditioning, which is practically a lifeline in Phoenix where summer temps soar to at least 115°F. The AC here would shut off randomly for days at a time (happened 3 consecutive summers,2022-2024, longest duration was 12 days), with zero communication from management. Residents were left to suffer in dangerous heat without any updates, portable units, or even basic concern. It was unbearable and potentially life-threatening. When we left, the new management was foreshadowing similar problems as they are replacing the cooling system with an extremely cheap system and we figured we didn't want to spend another summer cooking in hell. Things only get worse from there. Rats were a regular sight — on the walkways, near trash bins, and even inside some apartments. There was clearly no effective pest control being done. The mailboxes in the back were broken and left wide open for anyone to take your mail, despite contacting the front office on three separate occasions to fix the issue, they still are broken to this day (see photos). The laundry room and pool often had homeless individuals using them to bathe or loiter (see photos). While everyone deserves dignity, this created major safety and sanitation issues that management did absolutely nothing about. The swimming pool looks like a swamp with who knows what green/brown sphagnum growing in it. Public areas were not cleaned whatsoever. The trash situation was revolting. Dumpsters overflowed for weeks, attracting flies and more rats, and the stench would fill the air. It was clear no one was keeping up with basic property maintenance (see photos). The neighbors had no respect for other people's space and literally let their dogs defecate wherever. One morning I opened my door and almost stepped in it, the overwhelming smell made me sick. The front office staff? Completely indifferent. Lazy, unhelpful, and often missing in action. They are often not in the office during business hours or leave several hours before the closing time posted on their website, and the place looks completely empty. I scheduled to move out TWICE and no one showed up, no one in the front office was aware that we were moving out and that we had signed up to move out according to the email they sent me advising me to schedule it through THEIR OWN SYSTEM ONLINE! When they were around, they were dismissive or gave empty promises. Any request or complaint was met with a shrug or an excuse. There was zero communication, no accountability, and a complete lack of basic respect for residents. This is not just poor management — it's neglect. If you’re reading this, do yourself a favor: Don’t move in. There are far better, safer places to live in Phoenix and this area. This place is a health hazard, a safety risk, and a total nightmare. Save yourself the stress and find literally anywhere else to live. You deserve better.
