  This is a very clean, quiet, and friendly location if you’re looking for an apartment in the Overland Park community. Centrally located right off of 435 and 69 highway, it’s close to everything fun in south Ksnsas City. We had an event at the clubhouse here and were treated so well! It’s the kind of place I’d look at if I was moving to south Kansas City. Great amenities! Helpful staff. Worth checking out!!

  I recently toured Royale at CityPlace while apartment hunting, and even though I ended up going with a different community, I really wanted to leave a review because the experience here was so positive. Michelle, the leasing agent, was absolutely wonderful — super friendly, quick to respond, and incredibly accommodating. She went out of her way to answer all my questions and made scheduling and touring so easy. The property itself is gorgeous — very clean, modern, and well taken care of. The unit I saw was spacious and beautifully finished, and you can tell the residents are well looked after. If you’re apartment hunting in Overland Park, definitely check out Royale at CityPlace. Ask for Michelle — she’ll take great care of you!

  I visited this apartment complex over the weekend and was genuinely impressed from start to finish. I was visiting family and the leasing agent, Michelle A, was incredibly welcoming, knowledgeable, and professional—making the visit smooth and enjoyable. She always takes the time time to answer my families questions and made me and my family feel like a priority. The maintenance staff also stood out with their friendly demeanor and visible pride in keeping the property looking great. My mom had a maintenance request while I was in town and Phil S. handled this service request with respect and was very quick to have it handled. The grounds were spotless, beautifully maintained, and clearly well-managed. You can really tell the team here takes their roles seriously and cares about the resident experience. Overall, I left with a very positive impression. Between the exceptional customer service and the cleanliness of the complex, this place truly stands out. Highly recommend checking it out if you're looking for a new home! I wish I lived in this area and I would be renting my next apartment home.

  nicest place I have ever been as far as amenities and friendlyness of the staff, quick mantience and repairs, if I had a problem with my apartment they would fix it.

  I've been living here for one year now and my apartment AC has been broken about 4 to 5 times so far. I never had this problem at any other houses or apartment I lived in before. They don't permanently fix things. My toilet isn’t working properly, and they keep telling me is the water pressure problem. It's like I'm stupid and I don't understand how things should work in a house/ an apartment. I pay over 1,700 every month and on time, but when it comes to fixing thing, they don't do, they patch things up or come up with an excuse. I'm not sure if other residents have this problem, or they just ignore me because I'm a female minority. Another example is my shower head, it has a lot of build-ups and I tried to clean it up but wasn't too successful, and when I asked to clean it or change it, they told me what to buy and what to do it fix it. I'm a dentist, and when a patient comes to my office and i see build-up i don't tell the patient to buy things to clean their teeth, it's our office job to do so since they are paying us. It's the same here. it's not ok to ask the resident to fix stuff in their apartment since your office charge us a lot of money for rent every month.
