⚠️ WARNING: Think twice before moving here ⚠️
When we first moved into this apartment, it seemed great. But over time, it became clear that the real problem here is management—especially the building manager, Rachael, who is dishonest and unhelpful. What looks good on the surface is hiding some very concerning issues:
Elevators constantly broken – One of the two elevators was almost always out of service, forcing us to wait up to 20 minutes just to leave our unit.
Garage door broken for months – It stayed out of order for nearly 4 months, with no urgency to fix it.
Unfair rent practices – Several residents admitted they were paying reduced rent because of favoritism. When confronted, management denied it.
Zero background checks – They let anyone move in without proper screening. Ask them for an itemized bill and they won’t be able to provide it.
Stolen packages from a “locked” room – Despite 24/7 concierge and a secured package room, multiple packages went missing. Rachael’s response? “We don’t ensure the safety of packages.”
Concierge broke into my unit at 2AM – This was a direct violation of safety and trust. Management took far too long to address this terrifying incident.
Lazy maintenance staff – Many issues are ignored or dragged out with little effort to resolve them.
Disturbing incident with animal cruelty – A cat was reportedly thrown into the trash chute, highlighting the unsafe environment fostered here.
✅ Pros: The views from the building are amazing, and the laundry room is excellent.
The bottom line:
This building could be wonderful, but with the current management—especially Rachael—it is a nightmare. Until serious changes are made, I would strongly recommend avoiding this place for your own safety and peace of mind.

Disappointed After 10 Months – Looks Can Be Deceiving
We initially signed our lease here because the apartment looked amazing during the showing — great amenities, beautiful views, and what seemed like a secure building. Unfortunately, the reality after moving in was a completely different story.
One of the biggest issues was the garage door, which was broken for over three months. Despite repeated complaints, it took ages for them to fix something so basic and essential.
The elevators are another constant problem — there are three, but usually only one or two work at a time. It’s incredibly frustrating, especially during peak hours when wait times become ridiculous.
We also had a very alarming and unacceptable incident where a concierge entered our unit at 2 AM without knocking or announcing themselves. When we raised this serious breach of privacy and safety with management, they were shockingly dismissive and did not acknowledge how inappropriate and disturbing the situation was.
To add to the list, after speaking with other residents, we learned that there are massive discrepancies in rent — some people were paying $400–$500 less for similar or identical units. There’s absolutely no transparency in their pricing model, which feels unfair and exploitative.
Overall, the poor management, lack of communication, and inconsistent standards have made living here incredibly disappointing. I would not recommend signing a lease here unless you’re okay with paying a premium for broken amenities, unreliable service, and serious safety concerns.
Lack of accountability and refund still not received
I applied for an apartment at The Montrose on 8/14/2025 and paid $575 .My application was denied, and leasing agent Racheal confirmed I would receive a $500 refund (admin fee).
Weeks later, I still have not received the refund despite providing my correct address and repeatedly following up for confirmation. Racheal & Almedin(Regional manager)has ignored my emails.
I called Waterton corporate and spoke to someone who said she would forward my issue to Donna, but she refused to give Donna’s last name or position citing “privacy,” which is absurd considering Donna is a public-facing corporate employee. This just shows how little transparency there is at Waterton.
It should not take multiple emails, calls, and agency complaints to get back money I’m owed. If you are thinking about applying here, be aware: getting a refund after denial is a nightmare, communication is poor, and management hides behind first names only.
FOLLOW-UP AS OF 9/13/2025
Still no $500 refund. Renters BEWARE this company takes your money immediately but completely drops the ball afterward. Communication is unprofessional, and staff will even throw their coworkers under the bus instead of resolving issues in a timely professional matter.

I am a new tenant and have loved my first few months here at the Montrose! All of the amenities are great and well kept, and the staff is very friendly.

I gave a lot of tours here while I was like a real estate intern or smthn and it's SUCH a pretty building... They have the nicest pool!!! They have more ammenities than a lot of other buildings I saw in the area, and management always seemed really on top of things, and friendly with residents.
