I’ve lived here since December 2024, and based on my own experiences, I cannot recommend this complex. The Madison markets itself as a luxury-style apartment, yet for roughly $1,640 a month for a 1 bed / 1 bath (654 sq. ft.), the quality and management fall far short of what you would expect.
Parking: Parking is one of the biggest frustrations. There is extremely limited availability unless you pay extra. I was forced into paying $75 for a space, and my partner has to pay an additional $50 to park in a completely different building’s garage, even though there are open spots in ours. Management claims it’s one vehicle per unit, yet I’ve personally seen neighbors with multiple spots in the same garage. On top of that, the garage doors and arms are constantly breaking down, leaving tenants unable to even get their vehicles out.
Apartment Quality: In my own unit, the doors frequently jam and break, and the grout between floor planks keeps coming up. After just a year, our washer failed and began smelling like it was burning.
Management & Maintenance: The office rarely answers the phone, and voicemails go unreturned. Maintenance has entered our apartment without proper notice and, on one occasion, left our unit unlocked while my partner and I were at work. Additionally, it seemed, based off of the Indiana Homeland Security certification posted, that the only elevator in one of the buildings was out of certification for almost 6 months before it was finally re-certified. We’ve also been threatened with an additional $100 fee for accidentally leaving a trash bag open by the trash valet service. This is technically a 3rd party, but concerning nonetheless.
Internet & Utilities: Residents are forced to pay for White Sky internet, which in my experience has been unreliable and full of issues. Even though these are new builds, we’ve also had repeated power and water shutoffs with little to no warning.
Mail & Packages: Package delivery is a constant headache. Many times I don’t receive a code to retrieve packages, and if the office is closed when a delivery attempt is made, the package is delayed or sent back. They cram deliveries for 200+ units into a tiny 10x10 room, which is chaotic and unorganized.
Damage Waiver Program: The final straw for me was the new mandatory $17/month “damage waiver” program. Residents already have to provide proof of renters insurance in order to lease here, yet management rolled this out with minimal notice, automatically charging us for a policy that doesn’t even cover personal property like true renters insurance would.
Overall, this has been my personal experience living at The Madison at Greenwood. For the price and the “luxury” branding, the reality has been poor communication, unreliable amenities, constant extra charges, and serious management issues.
