What do you look for in the application?
Our third-party screening company looks at multiple factors to determine approval. Your credit, rental history, current employment, and background screening will all be considered. Those with no credit score or a lower credit score may be accepted with conditions requiring a higher deposit or re-apply with a guarantor.
Are guarantors accepted?
Guarantors are accepted, but their income requirements can be different from the main applicant. Please reach out to our Leasing Team directly for more details.
What is the income requirement?
The income requirements are 3x the rental rate.
Which utilities are included in my rent?
No utilities are included in the monthly rent. Water and sewer are billed based on consumption and added to the rent. Valet trash service costs $25 per month, pest control is $3.75. while all other utilities are billed separately and paid directly to the providers. Electric is payable to Southern California Edison. Wi-Fi/cable to spectrum. Renters Insurance to renters insurance.
What is the pet policy?
We accept both cats and dogs less than 90lbs. 2 pets MAX per household. No exotic pets or reptiles are permitted. No aggressive breeds are permitted. Breed restrictions include Pit Bull, Cane Corso, Rottweiler, Chow Chow, German Shepard, Siberian Husky, Alaskan Malamute, Doberman Pinscher, Presa Canario Bulldog, Great Dane, Boxer, Akita, Wolf Hybrid, or any breed mixed with one of those listed here.
Pet Fees & Deposit
There is a one-time $500 pet fee and $60 monthly pet rent for each pet. The pet deposit must be paid before moving in.
Do I have to be present for a service technician to perform work?
Please select permission to enter when submitting your work orders through the resident portal. This will allow the maintenance team to enter your apartment to complete your work order, without you needing to be present. Please be sure animals are secure.
Is parking available?
1 parking space per apartment. If there is another lease-holder in 1- or 2-bedroom apartments another space may be rented at $100 per month (dependent on availability).
How do I pay my rent online?
You can pay rent online through your resident portal.
