    BUILDING 52A BE WARNED IF YOU MOVE TO THAT SPECIFIC UNIT!! First, Let me be absolutely clear dealing with the property manager Lizanca has been an absolute nightmare. On Labor Day weekend lower buildings 52 and 53, Unit 52A, B, E, H were flooded with horrible sewage water. It was so horrible that it flooded the entire living room kitchen room and guest bedrooms. Six units had to be evacuated due to how bad the flooding was. We were not compensated, Property manager really didn’t give a crap about us. She was too busy looking for people to give Non-renewals for pets, Stupid violations. Be cautious, When you walk into building 52A Looks will be deceiving! You will experience leakage down the road. You will experience a sewage flooding, you will see mold/mildew in your guest bathroom shower, speaking with carpenters that came by during the flooding they have warned me & the future people they have been dealing with those units for so many years because they always get flooded. I have proof of pictures to show how extremely horrible that sewage flooding was! When you look outside the units building 52 all of that wetness was SEWAGE WATER!!! It was overflowing coming out from the apartments. Such a serious health risk. Like I said, the property manager will focus more on giving out violations for the stupidest things but to make anything right you will absolutely not get that. It took her almost a month just to help somebody from that building who also experienced a severe flooding. Be warned with Lizanca, be warned with building 52-53-54

    After leasing from Venterra Realty once before and enduring a chaotic move-in process at The Whitney, I gave the company another chance at The Harrison. Unfortunately, my experience was nearly identical — unprofessional, sloppy, and riddled with dishonesty and mismanagement. I began working with The Harrison’s leasing office in May 2025, nearly five months before my intended move-in, specifically to avoid the chaos I faced at The Whitney. I was repeatedly assured that communication would be transparent and that my apartment would be move-in ready by September 9, 2025. Despite their promises, when my walkthrough occurred, the apartment’s carpet was visibly worn and unclean. I was told by Thays, the leasing agent, that it would be replaced prior to move-in on September 20, 2025. I confirmed this multiple times with the office — each time being reassured that it was scheduled. Yet, the replacement never happened. On the eve of my move-in, I was told that the carpet vendor was “unreachable.” I had movers scheduled, family driving from out of state, and as someone eight months pregnant, I was forced to move into an unready, unclean apartment. The following week, Tony from the leasing office contacted me claiming the carpet vendor was “ready to install” — five days after I had already moved in. This was both impractical and disrespectful. When asked about compensation, he avoided accountability and later contradicted previous statements. This experience mirrored The Whitney: false promises, miscommunication, disorganization, and blame-shifting at every turn. In addition, incorrect fees were added to my account and only removed after I personally provided proof that the charges were errors. It is evident that these behaviors are not isolated incidents, but systemic issues within Venterra Realty’s property management operations. The leasing offices across multiple Venterra properties operate with elusive communication, unconventionally dishonest practices, and little to no accountability for the tenant’s experience. This level of negligence is completely unacceptable for a corporate housing provider. I strongly recommend that Venterra Realty review its internal training, accountability standards, and staff oversight to prevent other residents from enduring the same mismanagement.

    I simply would not rent here. Lived here from 2023-25 and experienced flooding (the ground floor units near the creek WILL flood, by the way, if it rains hard enough), our AC being out several times (they did provided us with a portable unit… while we waited three weeks for the AC to be replaced), and generally unkept amenities, facilities, and grounds that make you question what, exactly you are paying for (other than Venterra’s mortgage on the property). Some of the office staff and maintenance were kind and helpful, but not with higher-stress items, like being fully transparent about move out costs. We turned our mail keys in only to have them charge us a replacement fee because THEY lost the keys after we turned them in. We were charged a cleaning fee (which we expected and paid), only to be charged another one with no explanation. Thankfully, it was waived fast, but not without some pushback (and convincing whoever answered the phone that we paid it already). Just overall a terrible headache and the worst place I ever lived — and I lived in FLINT when their water crisis hit. So yeah, I just wouldn’t. You’re better off paying more elsewhere because at least you won’t deal with this + the things in other negative reviews that are 100% true. Tische, rats… all seen on the property during my last few months here.
