This place sucks. Overpriced, cheaply renovated, hallways smell like weed, dog park littered with dog waste, people egg cars, break into cars, vandalize the insides of the buildings with eggs, spray mustard on the walls, smash cupcakes into the carpet and more. The carpets are usually covered with mud, pool is dirty, coffee machine is usually broken, front office is never there, and Chantel is easily one of the worst people I've ever met. Stay away, live somewhere else.

Update - 2 months into Renting at the Donovan’s - As of today, I have asked for assistance with the leaking rain issue in the bedroom/closet area, to clean out the mold area, and to have accommodations while all of it is cleaned up. I have been informed that the Donovans ' Apartments does not provide accommodations. The bedroom is entirely usable for my special needs 4 year old, and that having a large fan in the bedroom is not imposing. (Per the Apartment Complex Manager Herself) Over the past month, I have called numerous times, sent numerous photos and videos of the rain outside, explained the problems, and have only had one staff member truly assist me.
That staff member contacted the maintenance team from another Centerspace property in Lincoln, at which time that maintenance technician came over and inspected the property on July 5, 2025. This technician also agreed with me (the tenant), that the water damage has been occurring for quite some time. He was very thorough, apologized, and expressed how this should have been taken care of before anyone moving in, and it was clear there was a problem for quite some time. He took note of the exterior landscape and the clear slope, and then stated he was in direct contact with the property manager to get this taken care of.
He asked what, if anything that could be done to help accommodate. I, knowing full well he did not have the power to do anything, told him the same thing I had asked for previously. I asked to be relocated into an apartment of the same equivalency or to be compensated in some way. He agreed that it was not too much to ask for, explained he did not have the power to provide any of those accommodations but would pass on my requests and concerns. This was on JULY 5, 2025!!
It is now August 3, 2025, Still NO RESOLUTION. They chose to pile some more river rock against the building to ‘fix the leak’ for now, but instead I now have what looks like termite ants coming in under the wall in the closet. I have sent pictures to the staff, I have emailed requests to the staff, I have called the staff. From my experience so far, it appears they are screening calls, picking and choosing when they want to fix something, and deciding when they want to respond

School is starting in less than two weeks, my special needs 4-year-old does NOT have a bedroom of her own, has not had one since we moved in here June 6, 2025. I have asked for help from the property manager countless times from the start. This is not a safe or sanitary apartment for my daughter to be in. The property manager finally agreed to test for mold almost 10 days ago via verbal agreement and agreed to pay for it. Yet here is the caveat – in our tenant agreement, it clearly states “3. No Oral Agreements.” So with that said, I don’t know if they will even pay for it or not, or if it will even be done.
As the apartment may clearly have a serious mold problem and is not being taken seriously, I have no other option than to begin looking for other housing and to come up with the money for the fee for termination, 60-day notice, and pay to get into a new apartment. OUR HEALTH IS WORTH IT.
No one should have to deal with situations where the apartment complex owner/manager refuses to take their concerns seriously. Especially when there is children involved, special needs/disabilities, health concerns, both parent and child, and it has been brought up from the time of move-in to the present.
Aside from the moldy carpet tack strips, the carpet that needs to be replaced, the leaks and supposed fix of the leak, now ants/possible termites, and those smoking in the building, this apartment really could be a great apartment to live in.
I’ve lived here for a year and overall, it’s been a very average apartment experience. The staff are polite, but not especially responsive or proactive. There were many times I called during office hours and couldn’t get anyone to pick up.
Because the property is managed by a large company, the staff often seem like they have no real authority to make decisions or help beyond the basics. For instance, they won’t even consider adding Allo as an ISP, even though the current option (Spectrum) is subpar.
The amenities are okay. The new grill setup is a nice touch, but most other features feel a bit neglected. The pool, in particular, is consistently dirty with debris floating around, which makes it hard to enjoy.
Not a terrible place, just nothing special. If you’re expecting attentive service and well-maintained amenities, you might want to look elsewhere.
