I have lived in this apartment for 7 years now, five of which it was managed by Alliance Property Management who did an incredible job. Almost two years ago the complex was taken over by Tamarack Property Management, and I have NOTHING good to say about them. The way that they run things is outright illegal. No one answers phones, no one is in the office during business hours EVEN IF YOU SCHEDULE AN APPOINTMENT, until very recently no one could get anyone to do maintenance FOR TWO YEARS regardless of the severity, they enter apartments with NO NOTICE, they will not shovel or plow in the winter, the sprinklers have been turned off since they took over, they do not clean the laundry rooms and common areas even if you put in maintenance requests. In order to get a hold of them we are required most often to call the corporate office who (sometimes) will make someone call us back. I waited outside of the office with two other people once during business hours in order to speak with someone: when no one came the police were called. Then (and only then) did the "manager" show up and say "I have a lot of properties to manage, I don't have time for this". She had an appointment with one of the people waiting whom she specifically told to be there at that time. The other person waiting was an INSPECTOR who flew in from Seattle and had an appointment with management: they berated her in front of us for not going into the apartments on her own and when she said "You have to provide a key for me" they snapped at her saying they were "Only an hour late". My upstairs neighbor had a leaking dishwasher for SIX MONTHS and no one came to fix it or would answer calls. We didn't have anyone come to empty our dumpster for a month and we couldn't get a hold of anyone in the office, so the birds got into it and trash was scattered all over the parking lot. No one was plowing and our cars were getting stuck, so the tenants had to POOL THEIR MONEY TOGETHER TO HAVE SOMEONE PLOW FOR US. I've caved on three separate occasions and cleaned the laundry room because it hasn't been cleaned in two years since they took over (despite requests being made). The only reason I still live here is because all of my neighbors are great and we have basically started taking care of the complex ourselves. Despite all of this, Tamarack Property Management NEVER fails to raise our rent when leases are up, and NEVER fails to arrive for tri annual inspections (which they often times do not give notice for and enter our homes illegally). They have been threatened a few times with lawsuits, will fix one or two problems to calm people down, and then continue to blatantly break their end of the lease agreements. If you can help it, do NOT live anywhere that is under the "management" of this disgusting company

I know it’s hard to find a place in Bozeman right now but DO NOT RENT FROM THEM. Literally the worst place i’ve ever rented from. They have absolutely horrendous communication and no maintenance person for who knows how long. I tried to terminate my lease early and find a replacement (as outlined in my original lease) and was told actually this wasn’t an option since they had so many open spots. However, they list on their website that they’re operating on a wait list so that makes no sense. I always received and attitude or someone telling me there was nothing they could do to help. The last two weeks I had no working oven because the light wouldn’t turn off and it was causing a burning smell. I called as soon as this became an issue and was then just told “we don’t have a maintenance person right now.” So I had to cook only microwave food for the last two weeks which I found ridiculous. Seriously, do yourself a favor and find ANYWHERE else to live.

I’m not sure what’s happening but we used to have amazing management but for the last year it has really tumbled down the hill. 1. Almost every time I try to call to talk to them I can never ever get an answer and the mailbox is always full. 2. I have maintenance issues that need to be attended to and other extremely important questions. THIS HAS BEEN GOING ON FOR AT LEAST 5 MONTHS. The space heater on my floor is literally falling out of the wall. I am assuming it’s probably a fire risk. The fan in my bathroom won’t work so my ceiling is growing mold. 3. The lawns haven’t been mowed yet this year and there’s weeds and dandelions everywhere. The new owner lives far away but the whole place has gotten really trashed and the owner is not here to see or care. I’m going to see what I can do to move. I’ve tried to be very patient because of the company that now owns Comstock hasn’t found a manager yet to take care of the property and apparently they are completely overwhelmed. I understand this but this should not be the tenants fault and this isn’t right for the property to continue to be neglected. It is nearly impossible to get a hold of this company. This apartment is in a beautiful area but I would not recommend it if the situation doesn’t change.
