Toll Brothers Southwest Florida is a poorly managed company. Signed a contract in Oct 2021, closed in Feb 2024, still waiting for major repairs in Sept 2025. 5 salespeople, two construction managers, two warranty managers so far! Someone please help! They are not a luxury homebuilder at all in SWFl.
How much do the biggest U.S. home builders make per house? (2024 data)
I looked up the 2024 numbers for the 10 largest home builders in the U.S. Here’s how many homes they closed, their total revenue, and their net profit per house:
Builder 2024 Closings 2024 Revenue (B) 2024 Net Income (B) Profit per House
D.R. Horton 90,777 $33.8 $4.96 ~$54,600
Lennar 73,087 $33.8 $4.0 ~$54,700
PulteGroup 28,603 $17.3 $2.0 ~$69,900
NVR 22,836 $9.3 $1.7 ~$74,500
Meritage Homes 15,611 $6.1 $0.79 ~$50,600
KB Home 14,169 $6.4 $0.76 ~$53,600
Taylor Morrison 11,495 $7.2 $0.88 ~$76,500
Clayton Properties 9,957 $4.0 $0.75 ~$75,300
Toll Brothers 9,597 $9.9 $1.5 ~$156,300
Century Communities 9,568 $3.6 $0.33 ~$34,500
How I calculated profit per house:
Net income divided by the number of homes closed in 2024.
What this means:
Most large builders generate a profit of between $35,000 and $76,000 per house.
Toll Brothers is an outlier, making over $150,000 per home, but they focus on luxury properties.
Annual profits for these companies range from about $330 million to nearly $5 billion.
