One cool set up, just 1 city block up from the main areas. I will be back and have no problem staying here. My wive enjoyed the view and they have a hot tub large fits several folks easily in it. We had no issues at all at this cool hotel.

Awful room as you can see by the pictures I posted. Check in was at 4pm, but arrived early hoping for early check in which was not available. Had no problem with that. We were able to check our bags in and were told that once back, our room would be ready so we went out to kill some time. We had lunch and did some window shopping. Arrived back at the hotel and the room was not ready and took an extra half hour to get our room which was disgusting. Water damage on the ceiling; cracked and chipped walls; damaged baseboards; ripped carpet; and the furniture is in definite need of washing or replacement altogether. We were afraid to set our bags down anywhere. We started looking for another hotel, but wanted to ask what the cancellation policy was but were told we needed to go through Hotels.com where we booked the room from. The manager let us see another room which wasn’t all that much better. Had the same deficiencies as the first room, but decided to stay. My wife always packs extra sheets and we used those to cover the provided bedding. I went to make a coffee and when I opened it up, there was a used bag that had been sitting in there for who knows how long. Definitely had not been cleaned. There are visible signs of termite damage all over the property. There was no hot running water on Saturday morning. Some of the nicer pictures that have been posted here must be of the one room that is remodeled and they use to lure people in.

I booked on Airbnb as a solo trip for my birthday and gave an extra star for the staff/the surprise upgrade to a bigger room and free early check in, but overall, the room was pretty run down and outdated. It seems like some of the rooms have been updated/remodeled and some haven’t. The ones that haven’t are in VERY rough shape.
Mine in particular id almost rather have gone without the “upgrade” and gotten a smaller and newer/cleaner room. I recommend asking to see the room before accepting your check in or you’re going to be really upset. BUT that also explains why there are such random reviews from different people (some people have gotten some of the nicer rooms while others have gotten the dirty, run down rooms. I got the latter).
Room Cons-
•The carpet in the room was grimy and old/oily (my feet felt dirty after walking on it… wish I’d brought my travel slippers). There were also cigarette burns in the carpet (see photo)
•chipped paint and dents in the walls
•bathroom a bit run down
•blinds were broken and didn’t have pull cord to shut them properly (thankfully I’m a morning person and didn’t mind rising with the sun and I don’t drink. Others will be miserable)
•appliances in kitchen are definitely the original ones from the 80s and on their last legs
•kitchen counters were not clean and food remnants/hair from the last guests were on them
•old, ratty furniture and knobs missing
•electrical outlets are worn out and can’t properly plug into without the cable falling out.
•PHOTOS IN LISTING APPEAR TO BE EDITED USING ai!! Be aware of this!
•prices on Airbnb are higher than the actual market prices on booking sites
Pros-
•staff who checked me in were kind
•my “upgrade” and early check in (mainly thankful for the early check in, since I took the early boat from San Pedro)
•fairly nice private entrance for the “suite”
•toiletries included
•full kitchen if you want to cook
•towels and bedding were actually quite clean (I definitely checked after seeing the state of the room lol)
•patio and view were lovely
•conveniently located and felt safe staying there alone as a woman solo traveler
•nice yard and game area
•located at the quieter side of Avalon
All in all, as someone who travels a lot for work and personal, this is definitely not the worst place I’ve stayed, but definitely know what you’re getting into and be sure to check the room to be sure it actually matches your expectations. If this room had been like $150 per night, I’d have felt better about it. If I hadn’t used an Airbnb credit for it, I’d have been very upset.
