  I had the pleasure of moving into San Palmilla Apartments in June 2025, and I couldn't be more satisfied with the entire experience. From the moment I began the application process, the staff, especially Victoria, went above and beyond to make everything seamless and stress-free. The paperwork that often causes headaches during moves was a breeze, thanks to Victoria’s incredible assistance. She was not only highly professional but incredibly welcoming, making me feel at ease right from the start. Victoria took the time to explain everything in detail, making sure I understood each step of the process. On top of that, she expedited the paperwork, ensuring that I didn’t face any delays with my move-in. It’s rare to find someone who goes out of their way to make things easier, and I truly appreciated her dedication and willingness to help. The apartments themselves are stunning—well-maintained, spacious, and situated in a great location. The sense of community at San Palmilla is also something I deeply appreciate. Thanks to Victoria’s outstanding support, my transition into my new home was smooth and effortless. I’m so grateful for her assistance and couldn’t be happier with my choice to live here. If you're considering moving to San Palmilla, I highly recommend it—especially with such a fantastic team in place!

  The most amount of useless fire alarms go off at this place. I’ve never seen soo many fire alarms go off ever. Been here one year but had an inconvenience at least once a month in some way or other. Water has gone twice on this property, locker for packages didn’t work often, and these fire alarms. And this place is absolutely not for someone with a baby or 12 month or older baby. Too much noise between floors and sidewalls.

  2 year update to help ratings: San Palmilla is a beautiful, quiet, kid friendly apartment complex that is in a prime location right off I-45 and right next door to an HEB, which is a huge win! The staff are super helpful and friendly. Even with being short on staff San palmilla still manages to deliver excellent customer service. The once in a blue moon that i have an apartment issue the maintenance is there the next day if not the same day and he always fixes the problem permanently. I’ve lived here for a couple of years now and recommend these apartments. You can’t bet the location, everything you need is very close. Some may say the rent is more expensive compared to the surrounding competing complexes but i think San Palmilla is worth the money for the peace of mind, security and safety it provides to families.

  Do yourself a favor and look elsewhere before signing a lease here. The apartments are extremely noisy — you can hear every footstep from upstairs neighbors, and the walls might as well be paper thin. If you value rest, this place will make sure you never sleep. To make matters worse, the management is completely unsympathetic and only focused on money. We had just welcomed a newborn and, in the chaos, missed giving a 60-day notice. Instead of showing even a shred of understanding, they piled on thousands of dollars in extra charges on top of an already outrageous rent we had been paying. Management does not care about residents, only about nickel-and-diming at every opportunity. Between the noise, the stress, and the unfair practices, I would strongly recommend avoiding San Palmilla Apartments.

  I have lived here for 3 years. The leasing consultants are top notch, always so welcoming and nice, the maintenance crew has always been super nice and if i ever had a problem, they were there to fix whatever issue i had quickly. Also in 3 years never had any issues with bugs. Hopefully this will be home for the next few years.
