My experience with Progress Residential has been overwhelmingly negative due to persistent miscommunication, poor management, and processes that make tenants pay for the company’s own errors.
My lease start date was set for November 12, and I paid my deposit in October. By policy, I was required to have renter’s insurance and all utilities in my name by November 12. Despite this, Progress did not send the actual lease for signature until 8:10 PM on November 11—after multiple phone calls from me asking for it.
Along with the lease, they finally provided the move-in cost sheet, which I had not been given until that moment. They require certified funds for any move-in payments made within three days of the move-in date. There is no way to obtain certified funds at 8:10 PM the night before move-in, yet by the next morning (November 12), they were already sending automated emails demanding immediate payment. To make matters worse, their "orientation" representative said she could "make an appointment" for me to drop off the certified check at their office (an hour drive from me) with no consideration for my work schedule or my time. To avoid further delays, I overnighted the check. Regardless, I am now paying utilities, insurance, and rent on a property I have yet to access. I have always been a homeowner, haven't leased since I was young. I am single and decided I no longer wanted the headaches associated with owning a home so I sold and decided to lease...needless to say, a huge regret now.
Overall, Progress Residential demonstrated poor communication, disorganization, and an unwillingness to take responsibility for their mistakes, while expecting tenants to jump through hoops to compensate for their inefficiency. I cannot recommend them based on this experience.

I’ve been a tenant for Progress Residential for over 8 years now. And I can truly say they have been an amazing company to rent from. When I would submit a work request they are always on top of it.
I would like to give a special thank you to Ms. Tashina Turner(Resident Account Specialist) and if could give her her own stars I world give her more than just 5 stars. A few months back I came across her via a phone call, she is truly a great person and very helpful at that. She explains all information detail by detail to where I am able to fully understand my concerns. Ms. Tashina is always kind and helpful and has gone above and beyond to to assist me always. It’s people like her that make who make the experience with Progress Residential better. l appreciate the excellent service that she always provides me with.

Would not recommend!!! RENT AT YOUR OWN RISK!!! This company has been a living nightmare since I moved in! Completely fraudulent!!! They should definitely be investigated for illegal activities the way they’re taking advantage of people!! I hadn’t been in the home for 60 days and my toilet was leaking. I submitted a maintenance request and they came out and replaced the entire toilet.
What I didn’t know was that I would be charged an additional $300 added to my monthly rent! All they had listed as the explanation was “plumbing”! So I was stuck with an extra $300 making my rent $2600! When I looked over the lease it said tenants would be held accountable for any repairs if found at fault.
There was no reason or even an investigation proving it was my fault! There wasn’t even a receipt or bill just an additional $300! They’ve been terrible!
Customer service is horrible and they never fix anything! I’ve had no working dishwasher for the last 2 1/2 years I’ve been in the property.
Then I give them a 60 day notice to leave per agreed in my lease, just to be charged for “final water and sewer fees” as the receptionist put it. I look at the months and they’re charging me all at once for dates as far back as 8/09/25! How does that make sense when I’ve already paid rent for August and September?! So now I’m being forced to pay $2300 instead of my usual $1760 for my last for month! It just feels like I’ve been getting robbed from this company this entire time!

⭐ 1 Star — A warning from a friend: Progress Residential is dishonest and stressful
I’m sharing this on behalf of my friend because what happened to him with Progress Residential is unbelievable and I want others to know before renting from them.
He did everything by the book. His lease clearly states (Section 3.5):
“Resident may terminate this Lease at the end of the Lease Term only by giving Property Manager sixty (60) days’ prior written notice of Resident’s intent to vacate… If the Resident provides notice of less than sixty (60) days of the intent to vacate, this will be considered late notice and the Resident will be charged Rent through the full sixty (60)-day notice period, prorated through the notice period.”
He gave his notice to vacate on August 3rd, confirming he would move out on September 28th, which meets the 60-day requirement. Two representatives from Progress Residential confirmed that his notice was received and accepted.
Despite this, after he moved out, Progress Residential refused to return his security deposit and tried to charge him for “insufficient notice.” Their excuse? They claimed that submitting a transfer application to another property automatically canceled his notice to vacate.
This is not in his lease anywhere. Section 3.5 does not mention it, and there is no written policy or clause supporting this. He asked multiple times for documentation, and Progress Residential ignored every email.
According to Georgia law (O.C.G.A. § 44-7-34), landlords must return a security deposit within 30 days or provide a written list of deductions. Wrongfully withholding it can lead to recovering three times the amount plus attorney’s fees. Progress Residential is ignoring both the law and their own lease.
It’s shocking how a company this large can treat people so poorly. They take money quickly, but when it’s time to return what’s theirs, they go silent and hide behind made-up rules.
If you’re thinking about renting from them, don’t. My friend did everything right — and they still tried to twist things to keep his money. Progress Residential doesn’t care about tenants, only payments. Save yourself the nightmare.

If I could give zero stars, I absolutely would. Please read this before ever renting from Progress Residential — I wish someone had warned me.
I followed every rule in my lease. It clearly says tenants must give a 60-day notice, and that the days are counted from the date the notice is submitted. They don’t respond, they don’t explain, they don’t take accountability.
