Heads up: This review are for Detached Single family homes (not detached condos or townhomes). My family & I have been house hunting for quite sometime now. Our preferences are detached single family home with a good sized driveway within the inland empire. We've been to Chino Hills (crazy expensive), Eastvale (super crazy expensive), Chino ( still out of our budget), Rancho Cucamonga (too far north & expensive), not too crazy with the other cities of the empire..Fontana (northern Fontana seems okay), Rialto, Jurupa Valley, Moreno Valley, Riverside all have one thing in common..higher than average crime rate except for Fontana and Corona. We zeroed in our search toward the city of Ontario, California (future site of the Ontario Sport Complex, Grand Park. Home to the Ontario Mills, & the Ontario International Airport to name a few). We first visited the Poppy at Wildflower Acres by Pulte, toured the model homes, we got the chance to view the Homesite map & right away we noticed that almost 95% of the detached homes are going to be clustered or grouped into 8 units (2 of each of the 4 plans) comprising 1 block, designed in such a way that each individual home's garage are facing each other separated only by a single point (passageway) of entry and exit, not sure how wide or narrow the passageway will be (good luck if your home happens to be at the far end of the block). All lots, as in all lots will have premium dollar added as extras, & if you happen to desire one of the real premium lots (houses that will not have any existing structure facing the front yard/driveway, then expect to pay extra premium $). So bottom line, the listed purchase price that says starting at 792,990 (plan 1), 804,990(plan 2), 811,990(plan 3) & 824,990 (plan4)..are just the "base of all base" pricings. Don't take my word for it, drive to the site & have a chat with one of the sales rep. While you're in Ontario, visit also Springhill (Glennview Homes) by Lennar (launched their own similar community a few weeks earlier), & try to compare the two upcoming communities.. the standard features that's already included (no unnecessary upgrades), & especially take note of the pricings. Again, don't just take my word for it, take time to visit both communities. Buying a home is a life-changing decision.
Update on the home-buying process:
The home builder will add all UPDATES to the listed purchase price of the home, subsequently increasing the home value which will equate to increased property taxes.
For example: $800,000.00 (Base price) + $20,000.00 (Home Updates e.g. flooring, countertops, conversion of a den room into a bedroom, backsplashes, garage access door, etc.) = $ 820,000.00 ( actual price of the home).
Make sure to ask for separate receipts,, one for the home, & the other for all updates. Or, you can double check all the features that you want are already included in the listed price or better yet go for a builder that have majority of the necessary features already included in the listed pricing of their homes.
