After writing an insanely long, detailed account of my horrible experience with Krystal at PMI Reno, I decided that nobody wanted to read all that and I’d sum it up. We rented the house at 2982 Caballo Dr from PMI Reno. Our direct contact was Krystal Cole. After months of my entire family being sick and receiving medical care we found out that the house had mold. I notified Krystal immediately and went back and forth for over a month. Nothing was ever fixed. She was proficient at explaining away the problem and severely negligent about actually doing her job. After going back and forth for over a month we found that we had a colony of bats living in the wall. The house is simply uninhabitable. By law they have to let us out of the lease immediately. They are trying to charge us for a 30 day notice. On top of that we had to pay over $7000 to move into a livable house, pay for our doctor visits, the mold test, lost wages, a stay at an RV park, and more. Over $10,000 conservatively. I have tried and tried to be nice and just come up with a solution that worked for everyone. We didn’t want to move. We had to. She is trying to get over on us any way she can. The neighbors informed us that both tenants before us moved within a year also. I’m assuming they had the same issues. I tried to report the house to code enforcement but they wouldnt let me make a report because I dont live there anymore. I’m worried they are going to rent it out again to another unsuspecting family. In hopes of helping someone and letting everyone know that PMI Reno is terrible to rent from I’m posting this. I’m including some screenshots of emails where Krystal still doesn’t understand that mold and bats are not ok and the report from critter bros/ecopest. This is all from a renters standpoint… On the other side is the owner of the property. Krystal sent three different companies to “inspect” the same problem on top of the company that I paid to test. The test I had done was $386. Now the owners were charged who knows how much for three other companies to come and confirm that there’s a problem. Not one of them actually fixed the problem. No concern for the money being charged. I wish I could upload the video of ten bats flying out of the wall.

<I cannot confidently recommend PMI's services to anyone.> We were abruptly told we had to vacate for the property owner returning to reclaim their house, and had to move out halfway through the month. We were charged for a full month of rent with promise of reimbursement, which never came back. We got bogus cleaning charges for a house that we never made any damage to. When we emailed them about the phony charges they stopped responding.

**DO NOT RENT FROM PMI RENO!!!!*** I rented a unit for 1 year from PMI RENO (no kids or pets) and somehow I was charged 626.82 for repairs that were like that when I moved and to replace items like faucets? How am I responsible for replacing a faucet when I lived in a unit for only 1 year?? These people are running a scam to use your deposit to remodel the units or just make up charges to not give back all your deposit. If you keep a place clean you want your money back. These people will try to make any excuse to take money from you. It's best you look elsewhere and not rent from a company like this. Do these charges below seem like their are work 682 dollars?? I sure don't. Please do yourself a favor and look elsewhere. Don't waste time with sub par property management companies . Unfortunately, there are alot of these types n Reno, NV. Charges Patch all holes throughout - touch up paint to match existing, Install / Minor Repair / Replacement - Install new kitchen faucet (match existing as close as possible) - Parts and labor included, Install / Minor repair / Replacement - Bulbs replaced - Smoke detector batteries replaced, Install / Minor Repair / Replacement - Repair blind valance $351.82 move out cleaning $250.00 maint coordination - move out cleaning $25.00 Total Charges $626.82 If you want to get completely ripped off, PMI is your company. For the rest of us, i hope this review will be helpful

I had PMI for property management from January 2024 to April 2025. They made a few major missteps that cost me money and a ton of headache during the process. I held up my end for sure. They didn’t. I effusively recommend to you all, find another property management company. I will thoroughly edit in the near future and describe the exact incidences and the final situation in detail. With Robert’s post history, I surmise he will follow up and try to nullify or contradict any unsatisfactory reviews one of his clients might have had.

This was the most enjoyable experience I’ve ever had with a property management company. I dealt with Allison and let me tell you she was professional, understanding and extremely knowledgeable. She responded to any and all my inquiries in an extremely timely manner. She was polite and courteous, and a delight to work with. PMI and Allison gets 5 stars from me, and my only regret is there’s not more stars to give. Thank you Anthony Meadows.
