I'm a Denver Realtor specializing in representing clients buying new construction, and I've literally helped hundreds of people buy from just about every production builder operating in Colorado. No tract home builder is perfect, and Richmond is certainly no exception. However, I will say that overall their quality control, building techniques, customer service, and warranty follow-up are definitely among the best of all the builders I've dealt with here in Colorado. Not to mention, their policy of offering free finished basements, makes their homes easily the best value in Colorado.
A previous reviewer stated that they kept his deposit money after he backed out... and I can tell you that's a pretty standard provision in EVERY builder contract I've ever encountered, and definitely not something unique to Richmond. All builder contracts are slanted in favor of the builder's rights, not just Richmond's. All builder contracts are much more precarious than our State provided resale contract... which is why its actually more important to have representation from a buyer's agent when buying from a builder, than it is on a re-sale home. Overall, I have nothing but positive things to say about Richmond, and they will be one of my top considerations when I purchase my next personal home.

My family and I will be moving into our house in January and couldn't be more excited about it. After working with a different home builder about six years ago, working with Andrew and Richmond has been a completely different experience from what we dealt with in regards to the other builder.
We did decide to hire a realtor to work on our behalf on the contract details which I'd recommend to anyone unfamiliar with builder contracts or Real Estate in general.
Andrew was very helpful working on our behalf as well. He gave us all of the needed details to make a relatively quick decision so we could get in on a time sensitive promotion Richmond happened to be running at the time we were looking. We initially put down a partial amount of the earnest money needed to lock in our spot on the house and they gave us plenty of time to get them the rest of the earnest money to move forward with absolutely zero pressure.
We've been stopping by the house throughout the build process and I'm amazed at how clean it always is. Along with that, the attention to detail the construction team is putting on every aspect of the home is giving us all the peace of mind we need in what can be an otherwise stressful situation.
We can't wait to move in!
We had a very unpleasant experience here, and I caution anyone considering this developer to check out the reviews of their associated company MDC Holdings and thoroughly review their paperwork (and have representation review it as well) as it is very one-sided based on our experience.
Firstly, working with their sales person, Andrew, was stressful and frustrating to us. He felt high pressure and interested in pushing us towards whatever home was available not what we were asking for. When we did decide to purchase, he pushed us to sign documents on Mother's day/Sunday and said if not, he would offer the home to the "list of other people ready to buy it". After we signed, it was clear that the other homes weren't in the high demand he tried to portray as they sat, and continue to sit available months later.
Secondly, after we were under contract and had placed a deposit, Richmond threatened to cancel our contract and keep our deposit unless we gave them MORE deposit. It felt to us like an abusive tactic to extract more money from us.
Lastly, when we decided not to proceed with purchasing the home, they did indeed keep 100% of our deposit and claim it's within their rights to do so. Whether or not that's the case, it's a pretty brutal way to do business, especially if there's a line of people waiting to buy them. I certainly would never again entertain this company and would recommend to anyone I know to steer clear as well.
