  We are in the process of buying a new factory ordered home from Oakwood Homes in Orangeburg. As things advance, we will add to this review or change it. So far, we found them to be outstanding in trust, getting us to the best cost, and understanding to our needs. We're praying that the process continues to go well. We'll keep you informed in a few months from this later July 2025 review. Edit August 2025. Waiting for refund on deposit because home is not yet chosen and no total cost contracted.

  Unfortunately this company’s employees love to be dishonest, verbally and contractually. They left myself and my family homeless living in Airbnb’s after a Military PCS move. Their subcontractors will be dishonest, not pull permits before working, not abide by county regulations, and will provide terrible workmanship. The company always pulls the blame on the change of ownership but, honestly, it’s their lack of accountability. Also, don’t count on them keeping your warranty paperwork.

  Not timely at all, and their sub contractors they used were shady and dishonest. I was conned by their salesman and lost thousands in damages because of it. They promised me a move in ready home within 6 weeks. it took them almost 15 months. Terrible site work the area around my house and driveway flood every single time it rains. Also, they did most the work without a permit, which got me in trouble with the county. The home itself isn't bad, but I did buy a champion brand home. And they haven't come back to fix anything I've asked to be done. Update on 15Jul25: after wrote this review, oakwood homes told me through email that they would "get back with me" and I have not heard from them since. Due to the recent weather, water is now severely flooding right in front of the house. I've done what I know how to do with my little tractor to push water in a different direction.

  I am very disappointed in y'all also y'all said we would be in the house in 6 days and it's been almost a month.
