If you're considering buying a house here, think twice. They’ll advertise it as a golf cart–friendly community and even give you a cheerful golf cart tour when you visit. What they won’t tell you is that all of the paths aren’t usable by golf carts. Trying to travel between Riverfield, Brightwood and Camp Creek by golf cart? Good luck—you might get pulled over for simply leaving your neighborhood, even though it's all technically North River Ranch (NRR).
Walking paths? Be careful. All are so overgrown and not taken care of. But rest assured, your HOA and CDD fees will be collected every year without fail.
The dog park? Total disappointment. I stopped going after they left the water turned off for over a year. Yet, they still promote it as a top amenity. No shade, no key fobs, so anyone can go there. People who don't live in the neighborhood.
And don’t even get me started on the neighborhood Karens—always watching, always complaining.
If you’re looking for a friendly, functional, and well-maintained community to call home, I strongly recommend looking elsewhere.
