    As a business owner myself I hate to have to leave a review like this, but as a service minded businessman it is needed. Our family chose this home on Norris Lake for the family reunion because of the size, tranquility, and location. We come together every year from many different states to enjoy a family reunion. Initially I was impressed by the size, location, and kitchen that's where my satisfaction ended. While there isn't much carpet in the place, what was there was absolutely filthy. I actually considered cleaning for them as a good gesture since that's the business I'm in. I'm glad I didn't waste my time. -Having to make up our own beds? meh, ok whatever, annoying and unusual, but whatever. -Providing our own bathroom tissue, trash bags and other normal items typically found at a "luxury" high end rental? unacceptable in my opinion. -Our family being charged a damage fee for damage that we did not do? Unprofessional, unethical, and sketchy at best. If you read other reviews from the last year or so, this seems to be normal for the owner. One could assume they take advantage of the fact that guests don't anticipate shady practices and thus do not take extensive photos upon their arrival. Is this their ploy to squeeze out an extra $1k of guests? Seems like it as we aren't the only group to run into this scenario. This is not a professional way to conduct business. I will follow up with the Better Business Bureau, local Chamber, and Airbnb. A family member left a review with pics as well showing the damage that was there prior to our arrival. Sure the property is great, but ownership is less than acceptable in their business practice. I would urge any potential clients to steer clear and choose a a different option.

    Beautiful Home, But Beware of Deposit Issues Our family gathered this year at Norris Lake Villa — it truly is a beautiful home in a great location. Unfortunately, our experience was overshadowed by serious concerns about how the property handles damage deposits. Be aware: Take detailed photos of every room, floor, wall, ceiling, and item before you bring anything inside. Document and report all existing damage immediately. Even though we took photos and pointed out some existing issues when we arrived, we were later charged $1,000 for floor damage that was there before our stay. We even had pictures from the day we checked in showing it — yet they refused to refund the money. Reading other reviews after the fact, we found that we weren’t alone — others have reported losing deposits for minor or questionable reasons (like leaving dishes in the dishwasher). While the house itself is lovely, the management’s handling of damage claims and cleaning expectations left us deeply disappointed. You’re required to make your own beds and clean thoroughly before leaving — and if anything is missed, you risk losing your deposit. Bottom line: Beautiful place, but proceed with caution. Take extensive photos, document everything, and know that the management is extremely strict and unyielding with damage fees.

    Our family stayed at one of John’s Norris Lake properties in August 2025. The property itself was great, clean, and we had a wonderful time during the stay. Unfortunately, after we left, John charged my father’s card $1,000 for damage that we did not cause. We provided photo and video proof showing the damage was there before we arrived, yet he has refused to refund the charge even after we disputed it with our credit card company. After reading other reviews, it seems this has happened to others as well. It appears to be a pattern of keeping deposits by blaming guests for pre-existing damage. I’m including photos of the exact damage they are claiming we caused. If you are charged for the same thing, know that it was already there prior to August 23, 2025. John is not an honest host, and that’s the reason for this one-star review. What should have been a great trip ended with a dishonest charge and a disappointing experience.

    Recently stayed at one of their homes. All was decent until the damage charge email came in. The vast majority of charges were damaged prior to our arrival however that is hard to prove when you don’t take photos. Similar to, it is hard to charge when you don’t have photos prior to guest arrival and then charging a guest. They charged us around the $1000 deductible. Some of them are laughable like charging because one of the dishwashers wasn’t ran. When we arrived, none of the beds were made. We are paying top dollar for a high end place not to make numerous beds which wastes our vacation time. None of us have ever seen this. Beyond unacceptable in this rental market game but hey, we will charge you for not running a dishwasher. If anyone wants details please reach out. I’d run from this company. Nickel and dime to try to stay afloat in a market that’s dropping quickly. Use a platform that will defend you. This company does not care. No conversation just charge erroneously.
