Maria is a wonderful manager. She can be trusted to make fair decisions with after careful consideration. She takes pride in the community and it’s presentation. The renovations are gorgeous! I highly recommend leasing a home at Mountain Run Apartments.

Don’t live here. I regret moving in here everyday. Neighbors are very loud, there’s basically no ceilings. You can hear every footstep. There is not any weight limits for dogs so get ready if your up stairs neighbor comes home and there’s a 150 pound plus dog up there. Don’t bother calling security after midnight when someone is being loud cause they won’t come. Terrible place to live if you value some small piece of peace and quiet.

If you carefully examine the positive reviews, you will notice that most are either from individuals taking tours or new residents. The office frequently encourages new residents to leave favorable reviews. In this review, I will focus solely on factual observations and exclude personal opinions or experiences. Facility Conditions: Walking through the property reveals several issues, including but not limited to exposed wires, metal rods protruding from the ground, dry-rotted wood, and deteriorating walkways. These conditions pose safety hazards and reflect poor maintenance practices. Security: The security team is difficult to reach. The provided phone number leads to a voicemail, and the general manager has stated that residents must leave a message and request a callback to speak with them. Even after leaving multiple voicemails, calls are rarely returned, leaving residents without adequate support. Maintenance: Repairs that require purchasing or replacing items often take months to complete, and residents must repeatedly remind the office. It is unclear whether these delays are due to management withholding funds or other reasons. The quality of service varies significantly depending on the assigned maintenance staff. While two of the personnel are skilled at repairs, others often exacerbate issues, requiring the more experienced staff to correct their mistakes. Amenities: The pool has not remained open for an entire season in the past four years. Additionally, the pool is not heated, despite claims on the website. The gym consistently lacks paper towels and wipes, requiring residents to notify the office each time. The gym door frequently malfunctions, and people have been locked inside. To use the game room or movie theater, residents must place a deposit. The firepit was only recently repaired after residents complained for over a year. The grills were cleaned once after months of complaints but remain in poor condition. The printers in the business center are perpetually out of ink, and repeated requests to refill the cartridges are ignored. The jacuzzi has been out of service for at least a year. Recently, the office sent an email stating that it is beyond repair. Landscaping is poorly maintained, with trails and common areas falling apart. The walking trails are hazardous, with multiple rods sticking out of the ground, causing several people to trip. Parking: Parking is a significant issue. The property uses a third-party service to enforce parking rules, which often results in visitors’ cars being booted if they are not registered in the system. Cars parked slightly over the line are also booted, even in tight parking spaces. Finding parking after 6 p.m. is nearly impossible. Office Practices: The office enforces rules selectively, often only when it is beneficial to them. For example, there is a list of prohibited dog breeds for the complex. However, several of these breeds can be seen on the property, and many residents do not properly train their dogs. Additionally, previous reviews indicate that several residents have complained about not receiving their deposit back, even after the 30-day waiting period stated in the contract. Don’t be misled by the attractive pictures of the complex’s exterior. It’s unclear whether they are edited or outdated, but the property looks nothing like what is shown in the photos. Conclusion: Based on these observations, I would not recommend this property to anyone. Regarding the apartment’s response to my review, I am unable to reply directly to their response, so I will address it here. Everything outlined in my review reflects issues that I and other residents have raised numerous times. If management truly cared about improving the living conditions, these concerns would have been addressed by now.

Don’t believe the hype! I lived here for a year and I hated it. It is overpriced and the quality isn’t there. I put in requests for appliances not working or something was damaged, they do not fix them properly. My air filter hadn’t been changed since 2021 and I live there from 23’-24’. The leasing office is useless, no one knows anything and doesn’t have the urge to know. I have reported a stalker to them on several occasions nothing was done. I even contacted the police, no one answered. I even had proof. Everyone sits in the office laughing/on their phones sitting at each others desk. and you won’t be greeted, they’ll look at you like deer in headlights. You’ll be overcharged by PNM every month and no will try to figure out the problem. And you will also be charged common area fees but the pool is barely open and barely cleaned. Be prepared to be charged for stuff you didn’t damage. KEEP A PAPER TRAIL. Also, when I moved out, they sent me an invalid check for my move-out refund but was calling asking was I going to cash it. So was the intention to get over on me or get me in trouble?!
