I have waited a long time to write this, but now it's time. Living at The Landing at Willow Bayou has been one of the most frustrating experiences I’ve ever had with an apartment complex. We had constant issues with extremely noisy neighbors above us — loud banging, music, and disturbances like moving furniture, people having loud conversations outside my bedroom window at 3 AM when I had work at 6 AM and constantly having random people in and out of their apartment. My boyfriends son was just starting pre-k and would constantly be woken up and terrified of all the noises. Despite calling the courtesy officer multiple times, and reaching out to the front office repeatedly, absolutely nothing was done.
The worst part? The property manager, Diane, made it clear that her priority wasn’t helping current tenants — it was keeping every unit filled so she could potentially “enjoy her Saturdays off.” Her attitude was dismissive and unprofessional, and it felt like tenant concerns were just an inconvenience to her.
If you're looking for a place where your peace and comfort are respected, and where management actually listens to residents, I strongly recommend looking elsewhere. This place cares more about appearances than people.
On another note, the property managers supervisor that works for the corporate was actually able to help us transfer to another unit without making us pay extra. I believe her name was Julie. She was the only reason I would have anything nice to say about living here.
Just wanted to praise how wonderful the Assistant Property Manager (Becky Bradshaw) was with assistance in application process and touring apartments . She was incredibly helpful, knowledgeable, welcoming and extremely professional. Definitely one of the BEST!

I would not recommend living at this apartment complex. While the unit itself was nice, we frequently experienced noise disturbances and the persistent smell of marijuana every night. Despite multiple complaints, management simply advised us to contact the police after office hours, and the issues were never resolved.
We ultimately decided to purchase a home and moved out early, paying a substantial amount to do so. Before leaving, we thoroughly cleaned the apartment, yet we were later told it was left in poor condition. When I requested photo evidence, I was informed that the online portal was down but that images would be uploaded once it was back online. A few days later, I attempted to log in and discovered my access had been revoked. Repeated attempts to follow up were unsuccessful.
Months later, I began receiving calls from a debt collection agency. Despite both my husband and I being listed on the lease, I am the only one being contacted, which raises concerns. The representatives I’ve spoken to have been extremely unprofessional and unhelpful.
Overall, while the apartment itself was decent, the management's handling of tenant concerns and move-out procedures was extremely disappointing. I cannot recommend this complex based on our experience.
Apartment was left in the condition I rented it in with the exception of the carpet in one of the rooms where an animal got locked in and tried to get out. the carpet was scratched up at the threshold and could have easily been repaired. Instead, they are charging us for cleaning the apartment and replacing the carpet in the whole unit. The cabinets/refrigerator and floors had all been cleaned, swept, mopped and shampooed before turning the keys in. I have video of the apartment and the condition I left it in and will be obtaining an attorney.
Also, kids run around throwing trash on the ground and scraping your car with their bicycles. I have had dog feces rinsed down on my patio from the neighbors that lived upstairs as well as the ones who live there now, sound like they were literally about to land in my living room. Diane is rude and management appears to change hands regularly. Not to mention 9 inspections in 2 months is excessive and borderline harassment!
