    We're not understanding how this building is considered luxury. Like others have said, move to this McMansion at your own risk!! Maybe instead of throwing rooftop parties with lukewarm sushi, the leasing office can make sure that the wifi works?? The wifi goes out every week for DAYS at a time - you have professionals who work for firms in the city and work from home, you have Wharton MBAs, you have med students, it's inexcuseable. And don't get me started on the leasing office and their chatgpt emails. People let their dogs piss in front of the revolving lobby door, treat their dogs like they're humans and let them all up on furniture despite being told not to -- no couth or home training whatsoever. The only saving grace is I and C from the front desk- they're lovely. 98% of us are living here working remotely while making NYC salary because we're trying to SAVE MONEY but how am I saving money when I have to pay my phone company more to use my hotspot for 9 hours a day for 2 days straight every 2.5 weeks because the wifi doesn't work?????

    As others have mentioned, the staff (leasing team, front desk, etc.) and amenities at The Josephine are excellent. However, the building has had several ongoing issues that, in my view, outweigh the appeal of features like the infrared sauna or heated pool. First, tenants are required to use WhiteSky for internet service, and there have been at least 7 outages since I moved in at the end of June—one lasting an entire day. Each time, residents receive an email from management asking us to contact WhiteSky directly to open service tickets. It’s not the responsibility of tenants to troubleshoot or complain to WhiteSky on the building’s behalf. Management should coordinate with a dedicated WhiteSky representative to handle these issues and ideally offer residents the option to opt out and choose our own internet provider. Second, the garbage chutes are frequently closed for hours at a time, leaving tenants with tied-up trash bags and nowhere to put them. Management often instructs residents to keep trash in our units during these closures, which is inconvenient and unsanitary. Third, I will not be receiving a parking spot until mid-November, despite requesting one before move-in. I was initially assigned a spot starting in October, but at the last minute was told it wasn’t ideal and that I could wait until November for another. I had already canceled my offsite parking in anticipation of the October start date and incurred additional fees to temporarily reinstate it until my spot at The Josephine is ready. Lastly, the windows provide little to no sound insulation and it’s common to hear loud street noise, car exhausts, and music late into the night. The first two issues seem like they could be addressed relatively easily and I hope property management will take steps soon to resolve them.

    So where do I even begin? This building looks beautiful on the outside but is a complete disaster once you live here. The elevators and common areas are often dirty, and the front of the property constantly smells like dog feces and urine, partly because of poor maintenance and nearby homeless activity. The leasing staff gives off dismissive vibes — they rarely acknowledge residents and show little care. On the other hand, the concierge staff is great, but that’s where the positives end. The Wi-Fi goes out once or twice a week, and the leasing office always blames Verizon, yet others in the area have no issues. Parking was promised before move-in but has been “waitlisted” for over six months. Trash often piles up because the chutes are broken, and the elevators can be out for days with zero communication. There are also serious safety and security concerns — from the oh-so-obvious crime ring, to dogs in the pool, to questionable late-night activity that management ignores. Outside, the nearby church area is frequently crowded with homeless people, making it uncomfortable to even walk by. Move to The Josephine at your own risk!

    The location is great and the front desk and maintenance staff are all super lovely and helpful. Unfortunately it feels like the property builders only thought of cost cutting measures with the actual build. First, the internet randomly cuts out for entire days at a time (twice in the past 10 days and on Eagles game day!) and they force you to only use whitesky as the ISP provider which we have to pay monthly for. The windows are very thin and in addition to the noise from the loading dock and dumpsters in the back alley, the thin windows and poor building insulation create a very moist indoor living environment when it is hot, humid or raining outside. Indoor humidity hovers around 65% which is very unpleasant. The trash chutes are always locked from 6pm to 10am so good luck throwing your trash away if you don’t always work from home. Finally we were told it would be relatively quick to get a parking spot but we have been on the waitlist for over 4 months since moving in. Who builds a luxury 255 unit building with only 55 parking spots? I will say the rooftop, gym and sauna are all nice but I think the builders forgot people actually need to live in the apartment not just the amenities.

    Let me preface this by saying the people that all work here are all very nice, try their best, are well meaning and I would highly recommend them. Having said that for an ostensibly luxury building, the Josephine has many issues and I would not recommend anyone move in at this price point. First of all, you have no choice of isp and whitesky is straight garbage. It has gone out 4 separate times for ~a day each time in the 3 months we’ve lived here which is absolutely crazy (especially because you have no option and have to pay for it in your lease). Second the trash chutes are on some weird system where if one unit is open or not closed, you can not open any other trash chute on any floor. In practice this means pretty much every day trash chutes are not usable for large portions of the day and trash is just left in the trash room (the maintenance team does a great job in cleaning it up but the system makes no sense). In addition, the dryer in the apartment you have to empty the water from yourself which I’ve never seen before. Furthermore the walls are very thin and the windows are not particularly soundproof so you both constantly hear your neighbors and all the noise outside on the street (which is particularly unfortunate if you are a light sleeper since garbage trucks seem to go constantly from midnight to 6 am in the back alley). In addition the build quality of the apartment is just not good, we’ve had issues with the shower leaking, AC not cooling bedroom sufficiently, cracks appearing in the ceiling, etc. I could go on with other examples but I think you get the gist.
