Toll Brothers Home Review: Disappointing Build Quality and Unresolved Lawn Issues
I recently purchased a home in a Toll Brothers community, and while I had high expectations based on their reputation, I’m deeply dissatisfied with the overall experience. The build quality simply doesn’t meet the standards I’ve seen in other Toll Brothers developments—it’s noticeably subpar in several areas, which has left me regretting my decision.
One major red flag was the vendor they chose for landscaping: “Unlimited Lawn Care.” They were responsible for grading and laying the sod, but the job was a complete letdown from day one. The lawn looked uneven and poorly installed right after closing. I pointed this out during the final walkthrough, but the construction manager brushed it off, assuring me that it would “improve over time” with natural settling and growth. Unfortunately, that never happened.
I followed up at the 45-day inspection and again during the 11-month warranty check, but the issues persisted—no improvement whatsoever. Now, when I’ve tried to get it addressed under warranty, Toll Brothers is refusing to cover it, claiming it’s my fault for not watering properly. This is frustrating because I’ve been diligent about maintenance, following HOA guidelines to the letter. I even have video proof from my security cameras showing consistent watering as recommended, but they’re still shifting the blame onto me.
Overall, this has been a headache, and it feels like Toll Brothers is cutting corners with vendors and not standing behind their product. If you’re considering a Toll Brothers home, I’d advise looking closely at other communities or builders—don’t assume the name guarantees top-tier quality. I expected better for the price, and this has been a big disappointment. 2/5 stars.
Don't buy! I strongly advise against buying a home from Toll Brothers. The location is a major red flag — the development is disturbingly close to a large trash dump (essentially a garbage mountain). It raises serious concerns about air quality and long-term livability.
The management and broker were unprofessional and often rude throughout our interactions. Shockingly, the broker made two hard credit pulls without our consent, which negatively impacted our credit score.
When we toured the homes, including those marked as “Quick Move-In,” we were alarmed to see multiple issues: rotten boards, broken pipes, and creaky floors — all in properties supposedly near completion. These are not minor details — they reflect serious quality control problems.
At minimum read other reviews on reddit. You will find similar concerns.
Save yourself the trouble and look elsewhere. There are far better builders out there who respect your time, finances, and trust.
