  I was forced to rent here because of Helene and let me tell you it has been the worst move and living situation of my life. My son is disabled and I technically am and the elevator never work. Management has changed. The maintenance staff is awesome but short staffed and over worked The property is disgusting and never kept clean, I have asked for help and voiced my concern many time to just be blown off and corporate will never contact me back. The rent is way high and I just found out the are giving 2 months free to new people and I never got a deal at move in and was promised things would be fixed asap back in December 2024 Its been almost 10 months and no improvement what so ever and they always want to blame that the Condo association is still in charge because they have 7 owners of units still on the property. Two good things. The neighbors/residents are amazing and ofcource the beach is easy to walk to. These are thing you just get living on the beach and I have for years as beach family's are always amazing. Just be careful if considering any of their properties because the pictures definitely lie.

  We have great neighbors and the office and maintenance have been good. The property is very old with windows that rattle and moldy smells. The landscape and various items around the property such as gutters sitting on the ground is embarrassing. The location is great. Elevators rarely work. It definitely needs about 3 million in capital updates, and not just quick unit turnovers.

  We've been at Gull Harbor for 2 months now and it's been great. Mike and Kory at the leasing office are so friendly and helpful-quick to respond to any questions or problems. The maintanence staff is excellent as well. Our washer malfunctioning and they brought in a brand new unit within 2 days. The building we are in is a little funky on the outside due to lingering damage from the hurricanes, but inside the units are very nice and spacious. Great location right across from the beach!

  Kevin the maintenance tech provides professional and knowledgeable service for all of our requests. They are few and far between but he always gets any issue fixed quickly!

  I’ve lived at Gull Harbor for a while now, and I have to say—each time new management steps in, the place keeps getting better. The current team has made noticeable improvements to the community, and they’ve really been working hard to foster a safe, clean, and welcoming environment right next to the beach. The neighborhood feels peaceful, and I’ve had no issues with my car or safety at all. In fact, there are several police cars in the parking lot and the Sheriff's Office has a Deputy assigned to patrol Reddington Beach at all times. I appreciate that the management has taken steps to maintain visibility and responsiveness. Any concerns I’ve had were addressed quickly and respectfully. Mike and Kory, in particular, have been fantastic. Both are approachable, professional, and handles situations with patience and consistency. I’ve watched him interact with multiple residents, and the strikes a great balance between being firm when needed and genuinely helpful. It’s clear they care about the residents here. I’ve seen nothing but positive changes since moving here. The community feels vibrant and active, not chaotic. Yes, like any apartment complex, there are occasional challenges, but the management team doesn’t ignore them—they work to solve them. If you're looking for a home where management cares and residents are respected, Gull Harbor is worth a visit. I’m glad I chose to live here!
