    Grandin House is an enjoyable place to live. The tenants are friendly, the Staff is tremendous and the security is very good. The facilities are very nice, but the facility is older so we do have some problems occasionally. When we have a problem, the Staff addresses the problem or concern quickly and they inform the tenants of the problem and the solution. Grandin House is a great place to live.

    My experience - I moved into the Grandin House Apartments in June and am very happy with my decision. The location is ideal —close to everything in Cincinnati and Northern KY. The management team is fantastic and made my move-in process smooth, even with a tight timeline. Since then, the maintenance team has been prompt and professional in addressing any issues. The building is well-kept, and the community is friendly and welcoming. Highly recommend!

    Management here is a disaster. They have inexperienced staff who are rude, defensive, and constantly give out incorrect information. Any issue you raise is met with attitude, not solutions. Maintenance is nonstop, but nothing ever gets fixed. At one point, both elevators were down, and management acted like we were the problem for complaining. It’s a running joke among residents that the elevators never work properly. Bills are outrageous. Hidden fees everywhere, and prices keep climbing with no improvement in quality. Fire drills happened multiple times with zero notice and we were only informed after the fact. This is unacceptable for pet owners. We have two indoor cats that can’t be taken out unless absolutely necessary. Speaking of pets, they entered our unit while we were out of town and used chemicals around our cats to clean the bathtub, and didn’t notify us. We were only made aware because our cat sitter just happened to stop by. Completely irresponsible. Garage door? Broken constantly. A/C unit? So loud you’ll need earplugs to think. Yes, the location is good and the rooms are spacious. But you’ll be dealing with an outdated building and total mismanagement. Proceed with caution.

    I’ll start with the negatives: The elevators are constantly broken. They were broken on the day I moved in and the day I moved out (my experience at the Grandin came full circle ha). They were broken for months at a time. If you complain to management they get very defensive and make it feel like it was your fault. Maintenance will enter your apartment without notice and use chemicals around your pets while you’re not at home. This happened to me in March 2025 while I was out of town and I almost had to fly home early to make sure my pets were okay. Unacceptable. If you pay by check, make sure you hand the check directly to management because they will lose it (it happened TWICE). There will be random fire drills without warning and you will panic and not know if you need to pack up your pets and evacuate until you read the email they send after the drill is over letting you know that it was, indeed, a drill. The AC units are LOUD. Whatever room it’s in, don't plan on using that room much. Okay, now the pros: O’Bryonville is a nice area.
