    Its a shame that they have such staff. We went in to check out 2bed apartments and we were told they couldn't do tours because of the storm. (it was only drizzling) and felt quite rushed even in the office and not all the available options were discussed. We noticed one of them left shortly after even though there was about an hour to office closing time. Maybe that's why no tour. I toured several apartments that day in Florence and when we left the leasing office, we were pretty shocked and knew this place wasnt worth it. Its as if they didnt want us. Was it due to our race? Will never know.

    I’ve recently moved in May 16, 2025 and have not had the greatest experience with the apartment itself. The blinds were used from the last tenants. I requested for all new blinds and was told “as long as they’re functional we do not replace them.” One of the blinds has dark stains on the strings which could be contamination of blood, I mean who knows. What I do know is this should not have to be my issue paying over $1700 to reside here. Therefore I’m stuck with using dirty, dusty, stained & germ contaminated blinds. It doesn’t end there. There’s a fowl odor that stench of sewage in the apartment. I’m told that this will pass after the water heater has cleared of water that has sat for 13 days from the last tenants move out until our move in. I was directed to run the hot water for 30/45 minutes, spray fabreeze and turn on the vent for a few days since KY has a hard water issue. Now why should I have to run my water bill up from an issue the company is clearly aware of and should have been done prior to my move in date?! I gag everyday when eating from the horrible smell that still has yet to clear. The door to the laundry room has fell off the hinges and the border of the door fell on my daughter twice yesterday while she was washing. The cabinets has water damage on the inside of them and are sunken in, peeling and warped. I’ve had to clean bugs stuck to the light over the stove which should have been cleaned immaculately before my move in especially since they charge a clean up fee. I had to do a deep clean that should have had to take place if cleaned properly. It’s still the same grease traps from the last tenants. Also included in the budget is a turn key cost which means as a new tenant I shouldn’t have to suffer from the last tenants wear and tear visible to the eye. I have a cleaning company on the side of my regular job ergo I see things precisely. There’s still nails in the wall from the last tenant. The ice maker doesn’t work and the list goes on but I’m going to stop here. This was a rush job and not properly prepared upon our moving in. I’m never lived in the ghetto or filth ergo I’m highly disappointed because from the eye you would not think this company would not carry themselves in such a manner. Whatever you do , if you choose to live here view your place before signing a lease, that’s how they got me. Told me if I didn’t sign I would lose my opportunity and it would be giving to someone else. Even though I asked numerous of times if could I see it before signing. I explained my concerns that I had not ever been requested to sign before sight unseen and what if it wasn’t to my liking during key retrieval. In duress I signed. I am a minority maybe this plays a factor. I have been putting in work orders ever since. I have reach out personally.

    We currently live here and love it! It is a fairly laid back and quiet community but there are still events to get involved in! We moved from Louisville to here and it was a very smooth transition from the apartment aspect and the staff has always been extremely nice and accommodating to our needs. The balcony is also amazing, I thankfully back up to the woods and have a wonderful view of the trees and love to drink my coffee outside. I love that my dogs are welcome in the community as well, it is difficult to find nice apartments with all they have to offer and we plan to live here for a while!

    I've lived at 7 apartments, including another Schottenstein complex in Columbus. After hearing that they were developing a complex in NKY I immediately gave them a call because I've never been happier at any apartment. They are great quality, well maintained, excellent and the friendliest and most professional office staff I've met. Grand at Florence is #1 out of those 7 apartments. We moved here in March '16 and as long as we are in the area, we will live here, without a doubt the best apartments in the region. I 100% disagree with those negative reviews I see on here. They sound bogus. I'd recommend this place to anyone, even if it's a little different from your price range. Pay extra for the quality.
