We are very hands-on and responsive, focusing on maintaining, and wherever possible, improving the value of the real estate while satisfying the needs of condo association owners. We are highly experienced and have an outstanding group of vendors who help us take care of our owners’ needs. We have managed condo associations professionally since 2000.

We provide a full range of services necessary to manage a condo association professionally. These services include budgeting, bookkeeping, financial support, maintenance, dues collection, vendor management, risk management, fire inspections, effective communications, enforcement of rules and regulations, and regular site inspections to identify needs.
Are you licensed and insured?
Bernard, our principal, is a licensed Florida condo association manager and a licensed Florida real estate broker. We are fully insured.
How many condo associations do you currently manage?
We currently manage 20 condo associations in Sarasota and Charlotte counties.
What other qualifications do you have?
Bernard holds a Bachelor of Commerce in Business Finance and Industrial Psychology, an honors degree in Marketing, and a master's degree in International Relations. He is also a Distinguished Toastmaster and is highly skilled in applying Robert’s Rules of Order to conduct effective board meetings.
Who are your vendors?
Our vendors are highly experienced, reliable, and reasonably priced. Many have been developed over the past 25 years. Additionally, we work with vendors from Business Network International (BNI), which requires vetting and meeting stringent entry requirements to participate in the world’s largest business referral network.
Are you up to date on condo association laws?
Yes. We stay current with the latest condo association laws through continuing education required to maintain our licenses, as well as regular educational sessions offered by attorneys.

We pride ourselves on being very responsive. Typically, we return phone calls and emails the same day they are received, or at the latest, within 24 hours.

We personally inspect every property at least once a week, or more often as needed.
How do you handle financial management?
Financial management is one of our strong points. We develop budgets and regularly compare actual expenditures to the budget to address any issues promptly. Our bookkeeper uses QuickBooks to enter data regularly. We can produce monthly and quarterly reports and provide documentation to a CPA firm for tax preparation. Timely payment of dues is a priority to maintain strong cash flow.
How do you manage maintenance projects?
Wherever possible, we implement preventative maintenance for regularly scheduled upkeep of major operating systems.
How do you respond to emergencies?
We investigate emergencies immediately and contact the appropriate vendor to resolve the issue. We work with vendors who operate after business hours when needed.
