    Never use this company for escrow, especially if you are a FedEx contractor. We have used this company twice before for FedEx takeover, the first time was ok, because there is no drama. The second time, they gave us a really hard time to fund the account, but eventually we got the funded with the help of the bank. But we are not very fortunate for the third time, the deal to acquire the FedEx entity did not go through and got cancelled by the seller. they are supposed to refund us the escrow money. After over 10 times of email and phone communication, the staff in charge, steve Lehenbauer, directly block my call. My assistant tried many times, and got blocked by him either. Later, we have to go through tremendous effort, and with concerted effort of the seller, they finally agreed to refund us the escrow. Even after that, we have to contact them again for another 3 to 4 times, and waited for one more month (total wait time over 4 months), before we receive the partial refund. Even as of today, I am still puzzled why they treat a repeated client like that. Their office location is registered in a super remote point on the border of north California, clearly used to shield any potential lawsuits when a client disputing their taking their money for no reason.     This has to be the single worst escrow company on the planet. My issues are: - typed wrong account/routing number and sent $500K to the wrong account - Late sending wires by several days - Told me escrow was fully paid while $300K sat in their accounts - charged me additional fees, ($500+) without any notification or approval. The buyers were supposed to be paying 50% of the escrow fees, and now they are charging me 100%. I can't seem to get my escrow agent on the phone. He doesn't answer, and doesn't return phone calls. He also does not share his phone number on his email, so you have to track him down.
