    Chamber's Theory is a company that I would without hesitation tell both landlords and tenants to steer clear. Like Invitation Homes, they have questionable billing practices. They charge additional administrative fees for the privilege of paying rent and monthly bills. Also, they do not serve their owners well because they hire incompetent contractors and often replace appliances that could easily be fixed. Their go-to tactic is to blame the tenants and change them. When that fails they end up deferring the costs to the owners and now they have to hire competent contractors to fix the previous incompetent contractors work. I would highly discourage anyone from working with this company.

    Avoid this rental if you value comfort or timely maintenance. My fiancé and I rented a property on Donovan Drive in Alexandria last March. We had multiple issues with delayed repairs, including a 10-day period without air conditioning during a severe summer heatwave. We eventually had to break our lease early due to moisture found throughout the home. Walls were removed in several rooms, including the living room, kitchen, and bedroom. The management company was difficult to communicate with, and response times were very slow. We noticed the home is now listed for $4000/month, which is significantly more than what we paid. Based on our experience, the value doesn’t match the price. Additionally, noise and odors of marijuana from a neighboring unit made the living situation uncomfortable. Overall, we had a very negative experience and would not recommend this rental.

    We have used Chambers Theory to manage our rental property in Sterling VA for approximately three years. We had good service for two years, but since January 2025 the service has been terrible. The renters moved out in June and Chambers did nothing for a solid month. The renters did extensive damage resulting in thousands in repairs which took another month. Their contractors stole supplies from the property and charged ridiculous high prices for poor work. Chambers has also not been diligent in securing the property. A back door window was broken and it took them three weeks to put a piece of cardboard and duck tape on the broken window. They didn’t even bother to clean up the glass, and they were showing the property to potential renters. They collected keys from the previous renters and just placed the keys in the bay window. Someone walked away with the keys and now they want me to pay for new locks. The previous renters broke tile in the bathroom and the attached picture shows how they repaired it. This company is terrible. Do not allow them to manage your rental property.
