I am not giving CabinsUSA a five star rating because of a wonderful vacation experience. It definitely was not. In fact, instead of staying in a secluded cabin, we spent the week in a local hotel. However, the comedy of errors that occurred was not completely the company’s fault. I read many, many reviews written by people who had bad experiences and stated that the company refused to issue refunds under any circumstances. I had a great experience working with Kevin who is one of the mangers. He listened well, communicated clearly and followed up with me at every step of the process. He was pleasant and took appropriate responsibility for what had happened. I did receive a full refund without much of a hassle. Based on this experience, I would definitely consider renting through this company in the future. Kevin gets 5 stars!

We have been coming to the mountains for 8 years now. We rented the same cabin as a family up until we got a call from cabins USA in late July. Our trip was set for October 10, our cabin had been sold and they had a cabin that the only difference was one less bathroom. When we arrived after a10 hour drive we were appalled! It was nowhere near what we had rented, the living room was 10x smaller, the cabin was filthy, bugs, cobwebs, left behind trash, the strong smell of pot in one if the bedrooms. My brother called cabins USA to see what was going on and they said they would send someone out to clean it the next morning at 9am. We searched for somewhere else to stay for over an hour there was nothing available to accommodate us. We had asthmatics with us that had issues after being in there for an hour. This was so disappointing we ended up leaving on Sunday. Yes, they compensated us back some money but took two days of an annual family vacation that ended up with us leaving.

The cabin (A Peaceful Haven) was extremely disappointing, especially given the positive reviews we read beforehand. The bottom floor looked like it hadn’t been cleaned at all — there was dirt and stains on the sheets, spiders everywhere, and the couch downstairs was completely falling apart and wobbly. We later found that where there was a decorative pillow, it was just covering a hole from where the couch was worn. Upstairs wasn’t any better; the floors were so dirty that my granddaughter’s feet turned black after just 20 minutes of playing. On top of that, there was a terrible sulfur smell that traveled throughout the cabin from the well. We are used to having well water, but we have never experienced the water tasting so bad when brushing our teeth. One of the beds upstairs was also very worn down. We ended up purchasing a Swiffer ourselves just to sweep and mop the floors the morning after check-in (we have photos to prove this). Through washing sheets and cleaning the floors and bathrooms, we made the stay somewhat manageable. When we reached out to Cabins USA about these issues (the morning after via email), no one ever got back to us. We had to call them, and they only “took a message.” The manager eventually called back but questioned us further and said he would follow up—he never did. I also offered to send pictures, and he said that what I explained was believable, leading me to believe this is not a first-time occurrence. We had to call again, and that time, we were offered a $75 refund and one free night in another cabin (to be used within a year) or 20% off our next stay. I countered by asking for $75 and 20% off our next stay, but I was told the manager had “left for the day,” so none of that was confirmed or put in writing. Overall, this was an awful experience—from the condition of the cabin to the complete lack of accountability or customer service from Cabins USA. I would not recommend booking with them based on how poorly this was handled.

Warning: Read Before Booking! Our Disappointing Stay with Cabins USA September 28 to October 3 2025 Bigfoot Lane Cabins USA I am writing this review to strongly warn future renters about the unacceptable condition of the property we rented through Cabins USA. The level of filth and disrepair went far beyond minor issues and, in some cases, posed significant health and safety concerns. We took photos and a video upon arrival which document the following extensive issues: Immediate and Disturbing Cleanliness and Pest Issues: Extreme Filth: The entire cabin was visibly and overwhelmingly dirty. Live and Dead Bugs : We found dead bugs caught inside the kitchen light fixture and on the floor, and alarmingly, live bugs caught in between the interior and exterior window panes. Spiders and Cobwebs: There were numerous spiders inside the house and thick cobwebs, including one particularly disgusting example of live bugs on a lampshade in the livingroom. Dirty Dishes: The dishwasher contained dirty dishes from a previous renter. Unsanitary Hot Tub: The hot tub was so dirty that we considered it a health safety issueand would not use it. Dog Feces in Yard: We had to call immediately upon arrival to request the removal of dog feces littering the backyard. Major Maintenance and Damage Issues: Broken/Non-Functional Outlets: Only one out of three outlets in the kitchen was functional. Faulty Lighting: The dining room light fixture would not stay on. Severely Damaged Flooring: The carpet throughout the cabin was heavily stained and had multiple burn holes. Broken Bathroom Fixtures: The towel bar was broken. Hanging Fixtures: A curtain rod was visibly hanging off the wall, secured by only a single nail. Outdoor Mess: The back porch had an ashtray full of old cigarette butts. Unacceptable Management Response: We contacted Cabins USA immediately after arrival to report the extent of the issues. They did send someone to clean the dog feces, the microwave and glass door were covered in muddy dog prints. However, the most alarming and unsatisfactory part of this entire experience was the response from management. They essentially dismissed our serious complaints, informing us that the condition of the property met their standards. If the property we rented truly meets Cabins USA's standards, then their standards are shockingly low and completely unacceptable for a rental property. This company appears to have a fundamental disregard for basic cleanliness, maintenance, and guest satisfaction. Do not trust the photos on the website. I urge anyone considering a rental through Cabins USA to think twice and look elsewhere. Save yourself the frustration and the risk of a disastrous, unhygienic vacation. We paid for a cabin we could not comfortably and safely use.

Edit: Josh, one of the supervisors at Cabins USA called and made things right for the inconveniences we experienced during our stay. I appreciate the positive customer service experience he provided, and we will be giving Cabins USA another chance! We just got back from a week stay in Smoky Bear Lodge. The cabin itself was beautiful, roomy and perfect for our family. We did have several issues, though. 1) both upstairs bedrooms had carpet tack strips exposed where the carpet was tearing/ripping going in to the bedrooms. The fix? Maintenance showed up and put duct tape over them. 2) hair in sheets and towels in one of the bedrooms-goldfish left in corner from previous guests…we assume this bedroom was not cleaned like the others. No apology or fix for this-we just washed everything ourselves before using. 3)absolutely no deck seating on the lower floor or main floor (very disappointing) and only 3 rocking chairs on the upper deck. When you are renting a cabin that sleeps 10 you expect to have outdoor seating of some kind on the decks to enjoy the sunrise/sunset, Mountain View’s, outdoor fireplace and tv, etc. No apology or anything for this issue when I called. 4) the downstairs movie room wouldn’t connect to the internet. They sent someone out of day 3 of our stay who finally got it working after several hours. 5) the pool is NOT heated and the listing doesn’t warn that the water will be way too cold for any normal person to get in. Our grandchildren were extremely upset that they couldn’t use the pool. No apology. Just “the listing doesn’t say that the pool is heated…” that is ridiculous. I’m pretty sure if you added to the listing that the poo is NOT a heated pool that most guests would hesitate. I couldn’t even put my whole foot in the water without jerking it back up. It felt like ice water. I have rented many cabins in the mountains over my lifetime and never been as disappointed in one as I was this one. It’s the little things that make guests keep coming back. I felt unappreciated and like my concerns were unheard. Duct tape over tack strips and fixing the internet downstairs was all the company did to right the wrongs above. We couldn’t use the pool, couldn’t enjoy the outdoors areas due to absolutely zero places to sit (views, fireplace and tv on main deck were useless unless you wanted to stand out there…)
