I moved out of Brunswick House in August after a year of living there. Although the staff and fellow residents are nice and the location is great, we had many problems and I think, given the almost universally positive reviews, it is important for future tenants to be aware of them.
1. We spotted mice multiple times in our kitchen. Each time I filed a maintenance ticket, it was closed without addressing the issue. When I finally was able to reach the property manager on the third try, she had the maintenance manager put glue traps in my apartment, which we decided to throw away given how horrifying they are (they are banned in many countries). The underlying issue was never addressed, and every other person in the building I talked to had also seen mice in their units, all on different floors.
2. We had serious issues with water damage in our hallway closet. It was apparent when I toured the apartment, but I was told it would be fixed by the time I moved in. It turned out the building had just painted over the stain, which came back within a few months. When I put in a ticket, they just painted over the stain again. I was home during the third "repair," so I was able to stop the contractor from simply painting over it again. Instead, he replaced a piece of the drywall but, again, did not fix the source of the leak. They finally addressed the issue once there was leaking water in the unit below us, which involved ripping out the entire closet and leaving it as an open construction zone for a few days. Every time I asked for the leak to be addressed, I requested the area be tested for mold, which was never done (against DC law).
3. The administrative process to move in and out of the building was an absolute mess. After I got approved for the unit, it took 20 emails and many phone calls for WC Smith to send me my lease, which was incredibly stressful as I was moving across the country. When I moved out, I was sent multiple erroneous notices about unpaid rent and had to call and email 4 times to get confirmation my security deposit would be returned in full.
4. The walls are incredibly thin. I am a student and, on multiple occasions, had to leave to do work because it sounded like one of my neighbors was having sex in the same room as me, while my neighbor across the hall was shouting at the TV. (There is no way to complain about this without sounding like a narc, but omg it was so loud.)
5. Some smaller things: There are 6 washing machines and 6 dryers for a 120-unit building, usually at least one machine was broken most of the time, and twice the washing machine broke while I was washing my clothes. This building is also the headquarters of weird-ass smells. The lobby/hallway always either smelled like mold, garbage, Italian food (on good days), or 50-year-old cigarette smoke buried in the carpets. There were many cosmetic issues when we moved in: cabinets off one of their hinges, paint badly chipping, badly warped parts of the wood floor (seemingly from water damage). Also, my boyfriend got stuck in the bathroom the first day there due to an old, broken door knob which, admittedly, was kind of funny lol.
Overall, you will not suffer beyond reason in this building. The neighborhood is obviously great. But I do not recommend you live here.

I have been living here for 9 months and while I really like the neighborhood and the building itself, there are several ongoing issues that should be addressed:
1. When I was signing the lease, I wasn’t told that the intercom system at the entrance was broken. After I moved in, I was informed, which means every time I have guests or deliveries, I have to go down X floors to let them in. I even opened several maintenance tickets about this issue, but each time the tickets were closed without the problem being resolved. Each time I asked, I was told the system is outdated and needs a full replacement. For a company of this size, that shouldn’t be such a challenge.
2. There has been water leakage in the parking area and some hallways for quite a while, and the damp smell when entering the building can be unpleasant.
3. Sometimes tickets are closed without any clear updates. For example, I reported a leak from my living room window during rain, but the ticket was closed without me knowing if the issue was resolved.
4. For a long time, the fire alarm kept beeping, which was very frustrating and it took a long time before the problem was finally fixed.
5. Recently, I learned from neighbors on my floor that they have seen mice in their units. This seems to be an ongoing issue, and now I worry about it spreading to my unit, which honestly makes it difficult to sleep at night.
6. There is only one maintenance person for such a large building. He works very hard, but it feels like too much for one person to handle effectively, so problems often take longer to get solved.
7. I was very disappointed to discover that my storage unit had been broken into, and my bicycle along with several valuable personal items that were locked inside were stolen. What’s even more concerning is that there are no security cameras covering the parking or storage areas. According to the building manager, access to the storage area after office hours is supposed to be restricted to management only, yet no responsibility was taken for what happened. This situation has made me feel unsafe and very uneasy about the building’s security.
I truly enjoy living here and appreciate the location, but I hope WC Smith management takes these concerns seriously and works on resolving them promptly, as these issues affect residents’ comfort and peace of mind.
I have also visited another apartment in this complex as a guest, and I can see how well that building is maintained under WC Smith management. Problems reported by residents are addressed quickly, and everything is clean, well-kept, and properly cared for. I hope our building can reach the same high standard.

Cannot get a hold of leasing office, not responsive at all to emails or phone calls, no matter what day of the week or what time of day. I even visited in person (during supposed business hours) and there was no one in the leasing office.

Loved living at Brunswick House! Had a great 2+ years there. Lora was wonderful and all the building staff were friendly and helpful
I've been living at Brunswick House for a little under a year and I loved! The building staff is incredibly friendly and helpful, as our the fellow residents in the building. The building has a great location and is around a ton of great restaurants, grocery stores, and shops. And it's a very quiet building, which has been great as working from home has become a major factor in many of our lives. I couldn't recommend this building to prospective residents more!
