They require a $100 deposit per night. I was there for six nights, so we paid a $600 deposit up-front at the time we arrived. Also, there is not any information on line that prepared us to put out that extra money at time of check in. Besides the point, they will not refund you the money for the deposit. We left our room spotless with no issues. The customer support line does not answer. It has been weeks and we have never been refunded the money. If you do not want to be scammed for a few hundred dollars, please choose another place to stay. There are so many beautiful hotels in the same area in the same price range. Take me aadvise and choose wisely to avoid the unexpected expenses from the Boulan. Also, to park in the garage, it’s $40 a day. Outside parking is very limited. The garage is unfortunately the best option.

Penthouse was great! Location was great, The wood around the pool and rooftop to the penthouse should be replaced. It looked like it wasn’t safe to stand on the one at the pool it’s moved when you walked on it. But everything else was great

⭐ Boulan South Beach Hotel – Honest Review from My Stay (October 2025) I arrived at the Boulan South Beach Hotel around 11:30 a.m. after leaving Ocala early that morning. Finding the entrance was a challenge, since the Expedia address led me to the parking-garage side instead of the main lobby. Parking around here is very limited, and valet wasn’t available when I returned later that night, so I had to park myself. When I first arrived, I parked in front of a yellow hydrant just to go in and start the check-in process. I left my bag at the front desk, assuming it would be taken up to my room, but when I came back closer to midnight, the staff had to go retrieve it from around the corner. I also had to show my ID again, which made it feel like I was checking in twice. The lobby is nice, and the room itself (Penthouse 8) is beautiful — modern, spacious, and stylish, with a mix of black-and-white décor transitioning into warm wood tones near the bed. The bathroom is a highlight, especially the double sinks (one for me, one for her). However, there were a few issues: One shower joint was lightly spraying water, and you could see the white tape where maintenance had tried to fix it. It really needs a new faucet system, because even the temperature dials are missing the markings, so it’s hard to tell what’s hot or cold. The glass shower panel — more like a “shower window” — felt shaky and could use tightening. The patio and closet doors (where the safe is kept) were both a bit hard to open. Later that night, I tried calling the front desk from the room phone — no answer after several tries. I eventually called from my cell and reached someone through the main switch line. When I asked about ice, I was told I’d have to come all the way downstairs to get it myself. Not the most convenient after a long travel day. The next morning, I went to check out the rooftop pool, and the elevator directions were confusing. The main-lobby elevator says the rooftop pool is on Level 2, but the separate pool/service elevator lists “PL” (Pool Level). You actually have to go up to Level 2 first, then switch elevators to reach the rooftop. The hotel should really add clearer signage or explain that during check-in. Once you finally make it up, the rooftop pool area is relaxing, with a nice view and calm vibe. Overall, I’d give the Boulan South Beach Hotel a 4.5 out of 5. The room design and comfort are excellent, and the location is great for exploring South Beach. But parking, communication, maintenance, and signage could use improvement. Once you’re settled in, though, it’s a solid and enjoyable stay.

I will never again stay at the Boulan. Issues started as soon as I checked in on a Thursday. They routinely only have 1 person at the check-in desk for TWO hotels; the neighboring hotel in a different building must check-in at the Boulan. I got to my room (217) and it smelled like mold/mildew so I couldn't stay in there. 30 minutes later (because there was a long line at check-in) and I was then placed into 218 (the "last" available room). The entire hotel needs an update including 218. The bathroom door doesn't close and scraps the floor when you attempt to close it for privacy. The water pressure is NON-EXISTENT in the bathroom sink and the shower. I mean DRIP DRIP. The front desk sent engineering and said that it's the city and not controlled by the building. But the sink in the kitchenette has great water pressure even though the drain smelled like sewage. Then there were ants in the unit and every inch of it looks old/not updated. The nicest part about the entire hotel is the cleaning staff. They're great, were timely and professional. The food at Orange Blossom was decent- nothing to write home about. And the pool was as advertised with a bar on the rooftop. All in all, it was not worth the money and nowhere I'd stay again.
