    I have been dealing with an active ceiling leak in my closet for over 10 days, despite submitting four maintenance requests. This is not the first time — the same leak has been “completed” multiple times this year without resolving the problem. Communication from management has been minimal, and I only find out about repairs when I happen to be home. The leak has forced me to remove all my clothes from my closet and cram them into my office, disrupting my living space and raising concerns about mold growth. This is not the level of urgency or professionalism you would expect from a property at this price point. Update: It has now been about four weeks since I first reported the water leak in my apartment. Unfortunately, my closet is still unusable because the carpet has yet to be cleaned or replaced. Today, I also discovered that maintenance removed the dehumidifier from my apartment without any prior notice or clarification about whether it belonged to me or the apartment complex. I was not contacted or asked before it was taken. When I raised this with management and said, “It was a little weird that they took something of mine from my apartment,” the response I received was, “What do you want me to do about it? It was an honest mistake.” While I understand that mistakes happen, the lack of communication and disregard for my personal property is concerning. It's not unreasonable to expect that permission be asked before removing items from a tenant’s apartment. Dismissing my concern as if I was out of line for bringing it up only adds to the frustration. As a medical student, I have extremely limited time and mental bandwidth. I should not have to continually follow up on unresolved maintenance issues or worry about whether my belongings will be taken without notice. I’m simply asking for basic communication, professionalism, and respect for my space. Overall, this has been an incredibly frustrating experience, with poor communication and slow resolution of a serious issue that has impacted my ability to live comfortably in my apartment.

    Chris, who works at this location, is extraordinary – he went above and beyond for me and turned my day around. You’re in excellent hands if you come check out harbor town and you meet Chris – he lives in the neighborhood, he’s an ambassador, and I can’t say enough good things. Can’t wait to come back to harbor town!

    I lived in apt 701-302 from 12/2018 to 12/2021. I moved in on 12/14/2018, but I was charged from 12/04/2018. I found out when I received my ledger after I moved out. Following it was dozens of lengthy and meaningless emails with Kelly Billings, a member of the management team. My patience finally ran out and asked the Division of Consumer Affairs State of TN to help out. The management agreed to refund me, but I didn’t receive a cent after two months. I will lawyer up. If you somehow decide to live here, make sure to check your bill every month. Yes, they are that bad.

    I have rented apartments for single-year stays in cities across America and Arbors Harbor Town has been the single best experience I've had with an apartment complex, bar none. Kelly has been a pleasure to work with, especially during the initial setup phase, and accommodated my unusual move-in schedule. When my employer required me to telework during the late-stage of the pandemic, I spent hours in Arbors' clean and modern community center where I came to know the other staff and enjoyed various complimentary snacks (a nice touch). I have only had two maintenance issues, both of which were resolved within 24 hours and the technician even gave me a courtesy call afterwards. All staff have been friendly and very responsive. For an apartment complex, the gym is all I needed for my personal fitness and I saved quite bit of money on a gym membership. The pools are clean and well-maintained as well. My living experience overall has been excellent. My apartment is the perfect location for downtown activities, running along the Mississippi River, quick grocery trips to Miss Cordelia's, and even quaint walks on Mud Island. It is also super accessible to the I-40 corridor for those trips to Nashville and Little Rock, which I love. Best of all, private security is visibly present on premises at night and I feel that I am very safe (and so is my vehicle, which is a concern at other Memphis apartments). Though I don't write many reviews, and I write this one freely of my own accord, I am genuinely this impressed with Arbors; I only wish I did not have to leave in August from what has doubtlessly been an exceptional rental experience.
