I was genuinely excited to move into this community and initially hoped to give it a five-star review. Unfortunately, my experience so far has been disappointing. Several of the amenities and features mentioned prior to move-in have yet to be delivered, even months later. The only thing they have delivered is an ant infestation in my unit. They have given me the same excuse-- that there has been some "unforeseen delays" with their vendor and they don't have an exact ETA for me. I first got this response the week after move-in in August. It is now October. In the few months I have been here, I have made a handful of maintenance requests. For a newly constructed property, the number of maintenance concerns has been unexpectedly high.
Parking has also been so frustrating. There’s no free overnight guest parking, and even residents often struggle to find spots. Some people end up paying extra nightly fees just to park their own car, which feels excessive.
This place *looks* fantastic, but it ended up being the worst decision I could've made. I really hope they can improve themselves and supply the things they promised their residents.

Honestly go anywhere else.
The management here is a joke, if you have animal allergies I would not recommend leasing here. Before signing my lease I filled out their form and put that I am allergic to cats on there, and guess what? The roommate I got paired with has a cat, the day I got the roommate assignment email, I filled out their roommate change form and they sent me a automated email back saying that my finalized roommate is the same one I was paired with initially. I called the place and the girl there told me that they haven’t had the time to look through all the forms, but the final roommate assignment is done????? Make it make sense. I emailed the one of the managers, Austin, who replies to every email with AI assistance 😭😭 and he was not much help, basically denied me a new roommate or any other options. Kept talking about legal matters for some reason. Honestly lucked in with a good roommate but this situation could’ve went sideways.
The reserved parking is also a waste of money. I got a spot that was not on my floor or building, So I have to walk all the way down the parking garage and take the elevator up (the same elevator that was broken for the first month of my lease). When I asked them to let me downgrade to just a regular spot since the reserved spot isn’t convenient, they told me they were out of space in the garage so I am forced to keep paying for the reserved spot. The parking garage itself is built horribly, it is so narrow and when you are making a turn it’s hard to see the incoming cars. The other week, someone who parked their car near the corner turning area of the garage had their bumper torn off. There are also no cameras in the parking garage or gate. The security that they hired last week is basically on their phone the whole time and doesn’t even glance up at the cars coming in.
The construction of the rooms are also just awful. Since building 2 is facing the highway, you can hear police, ambulance, honking, & literally anything that’s happening outside all night long. The walls are also super thin, so if you are calling someone your roommate can probably hear you. I hear my neighbor playing video games every night till like 3am, it doesn’t bother me too much but if you are someone who sleeps early, it would be an issue. When I moved in, there were marks on my walls, bugs in the corner of my window, and a roach found in the kitchen. It takes the service guy 2-3 days to come by if they ever do, and it’s usually just a random maintenance dude who sprays bug away. Every time I come across a service man, they are always complaining about the apartments management if that tells you anything about this place. Most of the 5 star reviews are from people touring the leasing office before the apartment was even built.
small things that bother me: the elevators smell like trash so I hold my breath the whole way up/down, the shower rod is curved while the tub is straight, bed not movable since it’s plugged in, the coffee house not providing cups, no mail keys still, no gated parking, charging visitors to park, ugly coach color, the fridge having plastic on it that can’t be removed, slow wifi (sometimes), elevator has a expired permit, I could go on but you get the point.

My experience at Aperture Orlando has been extremely disappointing. I moved in on August 14, 2025, and within the first week I experienced major issues including no running water, missing appliances (dryer), washer was not hooked up, and electrical problems. While a few of these issues were addressed around August 19–20, many have continued for weeks afterward.
Since move-in, there have been recurring electrical issues requiring multiple repairs.
September 8: Fridge outlet and breaker replaced.
September 24: Breaker for the washer replaced.
October 4: Breaker replaced again and refrigerator receptacles changed.
October 6: Hot water in kitchen finally restored.
Despite management’s claims, the garage gate, which was part of my signed lease, still has not been installed as of October. The garage may be “monitored,” but residents were promised a gated, secured garage at move-in.
In addition, no individual mailboxes or mailbox keys have been provided, even though they were included in the lease agreement. Residents have had to pick up mail from the office for nearly two months and that’s ongoing.
I was later offered a small concession from Austin Arabie (Community Manager) that required signing a release agreement and non-disclosure clause, which also would have required me to delete any reviews. I did not sign it.
I never explicitly requested a certain dollar amount for concessions only a fair compensation.
While some efforts have been made, these issues show that the property was not fully ready for move-in and still is not fully functional months later. Communication has been repetitive, timelines are unclear, and many residents are still waiting on resolutions.
All information in my review is accurate and supported by maintenance records and written correspondence.
Prospective residents should be aware of these ongoing maintenance and management issues before signing a lease.

As a current resident, I would not recommend leasing here. The construction is questionable to say the least and the organization is completely lacking. Off angle door frames, malfunctioning breakers, about 6 maintenance requests having to be put in upon move in for things that should have easily been dealt with prior. The BIGGEST ISSUE to me is the fact that there is no soundproofing to outside noise, so depending on where you live you either get to hear people yelling and blasting music late into the night at the pool (which isn’t even supposed to be open at night) or dogs constantly barking from sunrise to sunset at the dog daycare directly in front of the building. There are no physical keys only an app which is incredibly temperamental on whether it works right away. This leads to about a minute of just standing there waiting to leave or get into your apartment which is at the least very irritating and inconvenient and at the most genuinely dangerous. This place was clearly not move in ready seeing as there were nails and rods on the floor of the parking garage on move in day which could’ve (and have) easily flattened tires. Furthermore, after two months many of the amenities including the outdoor grills and the coffeehouse still don’t work, we only just received our garage tags and info on electrical billing, and we still haven’t gotten our mail keys. The communication on these things has been very slow and unhelpful, basically being told wait and see most of the time. Not to mention, the pricing is egregious with the already high rent and about as many hidden fees you could think of that you’re forced to pay without having asked for them for things such as top floor, bottom floor, “premium” view, etc., which are randomly assigned and cannot be contested by residents. Many issues here could simply be solved by better organization, however most of them are an integral part of living here. Most of the five star reviews were either done before move in for free merch or by people who toured but aren’t residents. Do not lease here.
2 stars for a really nice building with lots of amentities, but minus 3 stars for parking, inconvenient keyless app to enter the building, and very large inconveniences during the first month. The building is incredibly nice...and has some many amenities. We loved it at first...but even move in day was a DISASTER and it went downhill from there. We were the first group moving in to this beautiful building on the first day in the morning. Only to be told that we couldn't come in and out of the building until 7pm for the WHOLE WEEKEND. We were expected to stay and not move the car because they didnt want traffic in the garage....so we were only able to move in one single load during our move in time. They never communicated this, but they later corrected that because I can only assume they got a million complaints, but as a result...we couldn't get our storage items until 7pm every day. It took us 2 days to move.
The garage and parking are a total disaster in general...and continue to be. This will forever be a problem because i assume half the building is still empty since it is so new. There isnt enough parking. We just moved in and there is already a "waitlist" for a parking space less than a month later. There is absolutely no parking when friends or family comes. There are about 20 guest spaces for the whole building for $7...and residents park there...so there is never parking. The lot is TINY! The garage tends to have space ...but only residents with a parking pass can park there and they remind you constantly that cars can be towed. It is interesting they are out of parking passes when a good amount of the garage is available. The staff's solution is to reach out to nearby businesses to park. RIDICULOUS.
The worst issue is the keyless entry system. You have to use an app to enter the building and the same app to open your door. This is a process that sometimes takes a few minutes EVERY TIME if the app is being glitchy. My greatest concern is getting in safely in an emergency. Its unnerving not being able to go inside right away and being stuck in the dark desolate garage at night trying to fumble through the app. This was mentioned to the staff...and their response was that we need a newer phone 🤦🏻♀️
The other issue moving in was the electricity kept going out in all the units throughout the whole building. Apparently the brakers in building were faulty according to what we were told. This was no one's fault. However...the electricity kept going out. .and the building staff did not inform residents of the problem or the solution right away. It took them over a week to address it. We knew simply because we asked the maintenance guys around the building and they told us what was going on. Poor communication...but this part can easily improve. Also...the water was shut off one day to fix something in a nearby unit, and they didnt inform anyone. It was out for a long time...it was a terrible unexpected inconvenience.
The staff is nice and polite...but the problem is it is student run. They can't really problem solve....all they can do is be polite and keep giving the same explanations over and over. You can see it for yourself in the commentary for reviews. So several students and parents have called corporate.
I love the building...it is amazing, but the prices are way too high with so many fees to have to deal with all of these inconveniences. They are already raising our rent prices and pressuring us to renew for next year to lock in the new, much higher prices. They could have honored the same price for one more year for those residents that committed early and have dealt with all of these glitches.
We are moving closer to campus next year.
