  Absolutely one of the worst appraisals Ive ever seen! The appraisal came in at 40% less than the actual value with two approaches, not just one! It amazed me how they concluded their own opinion of what the comps said and they discounted the market value 40%. They are blowing deals left and right due to the fact that they are afraid that banks will sue them for appraising real values. They must have experience with this from the past years where appraisals were inflated and banks took a hit. All we asked for was a fair market value based on current rents and comps and we got a useless 10 year old valuation and wasted 3000.00! absolute waste of time and money with this company.

  What a concept a real person actually answered the phone and was able to get me to someone so I could ask a question. I know a lot to ask for today but this company provided!
