Hands down the worst landlord I’ve ever dealt with—and I’ve had over 5 different ones in the last decade. These people will nickel and dime you for everything they can get, charging for things like pest control monthly that didn’t even show up until 6 months into the lease. They flaunt Tesla EV chargers as a community perk but don’t mention they charge you a ridiculous 5x markup on electricity—more than most if not all Tesla superchargers. The construction of the units is garbage—hastily built, poorly finished, and full of flaws that you won’t notice until after you move in. Uneven walls and floors, paint that subtly chips off, doors that don’t close at all and never get fixed no matter how many times you submit requests. It took 5 months to get matching cabinet handles in our kitchen as ours were mismatch with different colors from different units upon move in. Our AC barely cooled the 3rd (bedroom) floors during summer, making sleep nearly impossible. Hot water runs out in 5 minutes tops, and goodluck getting any if you're using the washer even on warm. The floors creak like a century-old house, and we even had a tub leak beneath the floor that ended up collapsing part of our kitchen ceiling.
The landlord is quick to respond when you’re signing a lease but disappears the second you move in. Calls, emails, voicemails—good luck ever getting a response. There’s almost never anyone in the management office when you actually need help, and it feels like they intentionally avoid being available. Rules exist only on paper—tenants don’t clean up after pets, and I stepped in dog poop more times than I can count. When we bought a house and tried to sublease our final 2.5 months, we got zero support. To top it all off, after moving out, they tacked on absurd, made-up charges just to milk a little more out of us on the way out. This place is a façade—looks decent at a glance, but it’s a complete disaster behind the curtain. Renting here was the biggest mistake my wife and I made after moving to Franklin. I’m sure the landlord will respond here faster than they ever did to a tenant, but don’t be fooled by the fake apologies—avoid this place at all costs.
We visited our son and his family who are living here while their home is being constructed. The neighborhood is very clean and attractive. There is a small but very well maintained pool with gated access and lounge chairs. The maintenance staff we met while walking from the parking area to the house were very friendly. The interior of the home was nice. There were 3 floors. The bottom floor has a half bath, room for office or small bedroom, and a two car garage. The second floor has the living room area with a balcony, full kitchen with a long island/bar with the sink and dining area. The third floor has three bedrooms, a bathroom with tub/shower combo, the laundry closet, and master bedroom with private double sink bathroom.

I lived at 780 Townhomes from March 2024-March 2025 and I can say my living experience there was ideal. My only issue was that certain tenants refused to pick up after their dogs- outside of that, Amalie (property manager) and Morgan (maintenance supervisor) are always on the ball to ensure tenants needs were met and were always available when needed. Security wise, I had zero issues which was nice and the community itself was extremely quiet and peaceful. I would highly recommend renting from here.
We love our experience living at the 780 Townhomes community! Amalie is fantastic at making our community feel like home with special events and proactive communication about facilities updates. The pool and grounds are always clean, our neighbors are incredibly friendly, and we absolutely see ourselves here for years to come. Morgan is proactive about maintenance and goes above and beyond to make sure our unit is kept in tip top shape and running smoothly. We moved across the country to Franklin and couldn't be more happy with our experience so far!
